  I typically don’t leave reviews, but I feel it’s important to share my experience so future residents can make an informed decision. There are a few ongoing issues with the property that future residents should be aware of. The biggest concern is the plumbing. Water shutoffs occur on a bi-weekly, if not weekly, basis. While most have happened during business hours when we’re not home, it’s definitely something to consider if you work from home or have an irregular schedule. To give some context, the water was shut off about 15 times between January and April. It’s clear that the property has major plumbing issues that management continues to patch with temporary fixes rather than addressing the root cause. During my time at this property, the maintenance team seemed unqualified, and while they eventually resolved most issues, the process was slow and inconsistent. For example, it took over a week for someone to address a potential water intrusion in our apartment. Although the issue was resolved after the first work order, the delay in response was concerning given the potential for damage and mold. I also had to submit multiple work orders for a persistent odor from our dishwasher. Maintenance couldn’t identify the problem until they performed one of their routine inspections and finally discovered a clogged line causing the issue. Unfortunately, the move-out process brought its own challenges. Management failed to comply with California Civil Code §1950.5, which requires landlords to return a tenant’s security deposit within 21 days. They also attempted to charge for carpet cleaning, which is only allowed if there is damage beyond normal wear and tear, as outlined in California Assembly Bill 838 (AB 838). A word of advice for future tenants: document everything. Under California AB 2493, all leases signed after April 2025 require landlords to provide before-and-after photos for any deductions made from a security deposit. Make sure you request these if any charges appear. While the community itself has potential, the frequent plumbing problems, delayed maintenance response times, and poor management practices made the overall experience disappointing to say the least. Proceed with caution, and keep detailed records of everything during your tenancy.

  The personal is very responsive and absolutely clear on everything. Good communication so we moved in without any guesswork or uncertainties on the schedule.

  The equipment in the apartment 1D is very old. No anywhere made the drain water from the sink to the pipe of diswasher likes the apartment of Scripps Poway Villas. The dirty water flowed a lot to broken diswasher and on the floor more than four times in the midnight in the some last months and the midnight in 3/5/2023. We were very tired when we need to clean it. So your manager has the responsibility to compense for our damages today?

  The manager Mattina is absolutely amazing. I love my cozy apartment, and when something needs to be looked at they’re on it immediately. It feels like a little Community all the neighbors are very friendly. I highly recommend this complex.

  Though I am not a current tenant, I've been on the hunt for a decent apartment in San Diego over the last 3 months. My husband and I met up with Mattina in our search and immediately this location stood out to us as being a wonderful option! Not only did we get continuous and prompt responses to emails and calls, but our tour was lovely and we were shown 2 options at varying prices (due to features). The property was super quiet, even on a Saturday afternoon and parking seems readily available. Everything within the units looked clean, brand new and well kept. I cannot vouch for what it's like to live here, but trust me, when you find a property manager as lovely as this, you notice and remember. Will absolutely keep this location in mind for our search!
