  Terrible experience with the agency and living conditions of this place. While it looks good on the outside, it is an absolute mess. The rooms assigned would have something broken or missing, urgent work such as fixing broken windows and cleaning clogged drains takes months to be addressed. There is are pests and bedbugs in many apartments. We also had to deal with water shutdowns which lasted for entire days at least 3-4 times a month after a flooding incident in which multiple apartments (including mine) were flooded (the agency handled the incident poorly and flooding is apparently a more common occurrence on THE MARQ properties than any of the other residences I have been in). The agency also conducts major work every summer to make the building look prettier or something which ends up being very disruptive. For four months we had contractors entering the apartment and tearing down drywalls and ceiling which caused dust to gather everywhere, accompanied with a lot of noise. They also left most of their equipment in the common areas. Not to mention the renovations outside the unit were also a source of constant noise. They should provide a temporary accommodation while doing this sort of work, or do it when everyone's lease has ended. Why disrupt your tenants' life to this extent? TLDR; The agency will push the boundaries of your lease agreement such that it benefits them only. If you plan to stay mostly stay in your room, be prepared for major inconveniences. If you are planning to be outside most of the time, then the rent is not worth it. I would recommend finding somewhere else to live.

  Management doesn’t have the time of day to hear any of the safety and health concerns you have. Our apartment front door and personal bedroom doors were left completely unlocked and opened by construction workers unattended

  Absolutely terrible experience. Management is unresponsive and will rent you a place and then begin construction and not clean up after themselves and leave an apartment in a dangerous condition for tenants

  Your unit hallway will be treated as a common space for The MARQ workers and construction teams. The building consistently gives notices of entry exactly 24 hours before and not an hour more or less. Notices of entry will usually detail the building requiring entry for an entire week or 8 hour period, without details as to what for. Half of the time they wont even enter. Building management is absolutely abysmal. Pest issues on every floor. Every floor stinks. Laundry prices are disgusting, and the floor which houses every washer and dryer unit is not properly ventilated. Sprinklers commonly go off on floors randomly, causing flooding and mold issues. Residents are not particularly nice as everybody is frustrating with having to live here and takes it out on everybody around them. Rent is way too high to live in such a terrible space. If you are considering living here, use it as a last option right with your second being living on the street.
