  Wow,the balconies make a difference to the building. Great to deal with the staff of building.

  The building has gone under massive renovations the last 2 years. Thank God it's all done. Nice and bright, fresh and clean. The residents who live here permantly always give a warm hello. I have never had any unwanted pests in my apartment although I have seen pest control on site taking care of any problems. Inside the building is nice but unfortunately some short term visitors (students) seem not to understand the rules of garbage disposal. There's a sign (huge) stating a $5000 fine will be given to anyone who dumps their garbage outside. That is my biggest complaint. Lack of comprehension skills for a few bad apples. This building is on Richmond Row which is vibrant and at times you can hear people later into the night. Most evenings you can hear a pin drop. There has been a drastic reduction of homeless people surrounding the area and I have seen Security on the premises which gives a sense of safety. It's a nice, convenient place to live with a couple hiccups. The management have worked hard in making improvements. I call it home...

  For your mental health, don’t live here!! The building constantly has problems and has really gone downhill from when I first moved in. Biggest problems are the pests and homeless people. Bedbugs are in this building and you’ll probably never get rid of them despite the building “spraying” your apartment several times. The homeless people are a big issue and the building refuses to put up any more security measures. My car has gotten broken into the “secure” parking lot and I’m constantly being threatened by homeless people right outside or even INSIDE the building, people shouldn’t be fearing for their lives in their own homes. The Marq refuses to do anything about this, saying they have security cameras and that’s the best they can do when they never check them anyways. The issues continue as this building had water damage, due to improper maintenance, and the impacts have been lasting for weeks. the second elevator has been broken for months, we didn’t have electricity for a whole week, and amenities were also closed for months and all the marq could do to help is give you $40 a day. a joke! Some people have families in this building and $40 was definitely a slap in the face. Have I mentioned the constant construction… Despite all of these issues, they still had the audacity to raise the rent 😂 *update: They’ve been working on everyone’s balconies since the beginning of summer and still haven’t finished, saying they plan to continue through the new year. If you plan on leasing for the year 2025 expect construction all the time. There is also now an ant infestation in the building and more garbage than ever
