    I’ve been living at Eleven Fifty Clay for about a year now, and I’ve gotta give major props to the new management and maintenance team. When I first moved in, I honestly wasn’t sure if I’d renew my lease but the turnaround over these past few months has been next level. The new team has been on point with everything. Maintenance requests get handled fast and smooth, and any questions or concerns I bring to the office are taken care of quickly and professionally. The whole vibe of the community has improved, and you can really feel the effort they’re putting in. I’m extremely happy with all the changes, and for the first time I’m truly excited about renewing and sticking around for another year. Big shoutout to the crew for elevating the place!

    Greed of the this building's management is just endless. They behave like a typical corporate vultures whos only interest is to get every single penny out of your pocket. On top of the advertized rent, they will charge you a whole bunch of overpriced and unreasonable fees. Additional key fob that looks like a $5 one from Amazon = $100 fee. Got locked-out = $250 fee; and because the door automatically locks after you exit, there is a high chance of getting locked-out. You'll have to pay all the building utilities, your own electrical heating, trash valet service that you can't opt out of, renters insurance, Oakland rent tax. Upon move-out they will charge "mandatory" cleaning and repainting fee no matter how clean your aparment is (and this is even not in the lease - how is this charge legal?) They also charged me "no rental insurance compliance fee" even though I have uploaded all my insurance docs on time and even emailed it to them. The cost of this fee for 1 month was equivalent to half-a-year insurance cost. Since there is no parking in the building, you will have to find and pay for your own parking. There is a convenient garage - but for an additional $260 a month. While billing you all these charges and fees, management fails to address some critical maintenance issues. For more than a year, my unit had problems with running water. First, water in the shower was too cold. After a few months, it became hot but cold water disappeared at all. Then, water in the faucet started to fluctuate from cold to hot every minute. After submitting endless maintenance request, the issue was never resolved, and when escalated to the most senior management, they showed not a single attempt to even understand the problem. They also ignored my emails and lied straight to my face saying "we'll call you back" and never actually calling... The degree of the management's institutional disorganisation and incompetence can be well illustrated by their handling of the move-out. The information they conveyed was full of stark mistakes and noncences that they had to either self-correct or simply ignore my questions (which they do best). When I finally took time off work to get answers to these ignored questions at the leasing office, they couldn't even tell how much is my final bill and back-billed utilities for almost $400. Get your wallet ready, baby! Even though poor management is really the biggest problem, the building itself has a few flaws that question its positioning as "luxury living". First, the layout of apartments is really mediocre and reminds a shoexbox with minimal natural light. Bedroom with no windows, kitchen is located in the corridor. Unpainted conrete sips cold through and you'll want to run heating even in summer. The kitchen appliances are of poor quality. My dishwasher broke twice over a year (and the building is just a few years old). A poor cooktop takes forever to boil even a pot of water and stove fails to maintain the temperature when baking. The bathtub is too shallow and cannot really be used for bathing of a grown adult. Are all of these really "luxury"? So, overall, it was not a terrible experience because the building is new and has good amenities plus rooftop view. But the greed and incompetence of the management really ruins it all. After more that a year there, I geniuly regret that I signed a lease with this enterprise. Even though it looked attractive in the beginning, by the end of my time there I did not want to spend a single extra day at this place. For the money, you can find much better deals around.

    I'm not really the type of person to leave reviews, but seeing the abundance of extremely positive reviews that have been left by non-residents I figured I'd give an honest review. I have lived here just shy of four years now. I moved in shortly after construction was complete, and I am the only person who has ever occupied my unit. The location is convenient; the amenities are nice; and the apartment itself is pretty decent; staff are nice enough. All of that is, however, ruined by incompetent management. Management here has turned over at least 3 times since I've lived here. Each iteration has gotten progressively worse. Here's a concrete example of what I mean: the A/C unit in my apartment has been broken for over two months. Maintenance has been out to my apartment 3 times at this point, and has done literally nothing except poke around at it, then say they need to have a HVAC vendor come out and repair it. No such HVAC vendor has ever materialized. I have been fed a string of strange excuses, none of which made sense. I now know because one of the employees here let it slip that they have been in a billing dispute with their HVAC vendor over unpaid invoices. A billing dispute and maintenance delays are one thing, but straight up lying to my face is just offensive and disrespectful. To be completely fair to the yet again new management team: they did finally offer to provide me with a portable A/C unit 37 days after I had originally filed a request for maintenance. But that was only after I went and spoke to them in person, because they had been ignoring other forms of communication. So in summary: amenities - 4, location - 5, unit itself - 4, management - negative 5. If you never need anything from management, then you will have a great experience living here. Just be prepared to deal with a lifetime's worth of incompetence the second you need something. P.S. if you go through and read any of the less-than-positive reviews from people who actually live/lived here, you'll see what I mean. P.P.S. I agree with the other review that states that management has literally broken the law a litany of times by doing things like not giving adequate notice to enter units, etc.

    We love living here! This was about the second showing we had in Oakland, but immediately fell in love. The staff was really helpful and kind, which was another reason we decided to stay here. We made the right decision. Our neighbors are friendly, lots cute doggie, and help is always a call or email away. I’m happy that there’s a lot places to hangout with friends around the building. The common areas are kept clean as well. The location is also super nice. There’s a bunch food places near by, and attractions as well. You won’t be bored here, that’s a fact!
