    It’s a great place if you don’t mind rats in your back yard, ants in the summer, or unresponsive maintenance staff. I lived on the 1st floor and complained for over a year about the rats in my back yard. Nothing really changed so I had to buy my own traps and set them out. I killed about 2-3 rats per week sometimes more. I took pictures of them all and showed the property manager. I think the exterminator came out 2x/month instead of 1, but nothing major changed. I know tenants there who didn’t have heat, and their apartment would flood annually because the buildings didn’t/don’t have gutters so the rain water would pool on their patio or floor their unit. My next door neighbors were drug users, so they were constantly smoking meth on their patio so enjoying the patio that I had was not possible. Also to be clear, I’m not a disgruntled former tenant. I left on good terms, got most of my deposit back. Just lots of issues that were not addressed and I wouldn’t rent there again.

    I just moved out of Bella Vista 3 weeks ago. I had to call Fair Housing and got out of my 2nd lease early. It became more and more ghetto. Isaiah was a terrible manager and let all the quiet neighbors move out because of all the disturbing things going on. I lethom know what was happening and there was zero change. With anything. It just got worse. Next door to me was 2 vicious pit bulls always barking and tried to get to my dog through the fence constantly. The couple who lives there has zero respect for neighbors, yelling at each other from inside to outside, blaring music, and yelling at the dogs. Kaos. The parking is ridiculous. The few visitors parking was always taken by the same residents. One car was there without moving for over a month. Call it Lake Bella Vista because every winter the entire parking lot floods and regular cars can't drive in it. . Tenants were smoking cigarettes and Marijuana and having loud parties. The loud neighbors would bbq using briquettes and it would come into my apt through the wall A/C. The walls are so thin I could hear all my neighbors burp and urinate even with my tv on. Lots of dogs everywhere and they all bark constantly. I moved into a dirty apartment... The kitchen light was full of dead bugs. There were spider webs all over. There was a huge crack across on patio where the cement lifted 3 inches and I was always tripping on it. The paint was a thin layer where just standing next to the counter my jeans scratched off some paint. The bathroom tub was painted a thin coat. The baseboards weren't even painted , it was a quick flip to get me in there. But Isaiah seemed cool we even got drunk together at first so I let him know about it being dirty and brushed it off. But what a terrible place to live.. I dealt with a huge rat issue outside in the storage unit. I complained and complained about it and sent pictures. After apprx a year Issiah set a rat trap and caught one. Month later they fixed where the rats were getting in via the hot water heater. But not the hot water area, so rats were always running around the yard. $120 a month for trash. It was just me, and people with 3 families living together pay same price. I did a walk through when I turned in the keys and Isaih told me it was super clean and looked great and I would get my full deposit back. Just got a bill that I OWE!! Back to fair housing I go and I'm getting an attorney. I refuse to be billed for fake charges. Places like this take advantage of people and it's wrong. Shame shame.

    Fan of FPI Management & Tilden Properties (Agent & Owner of Bella Vista). I just renewed my lease agreement with these Sonoma County market-rate Tycoons at The Lenox in Rohnert Park & they have three other similar locations in Santa Rosa. Bella Vista application criteria & day-to-day operations are FPI's doings. What surprised me is FPI Management's size & that they use the RealPage platform. On-Site, YieldStar, & the Loft living app, all network together to squeeze the most money out of everyone. They also know how to keep occupancy rates in the upper 90+ % , so you do not have many choices of what to lease. Careful on the Move-In Special concession, cuz that Addendum clearly states you will be liable to pay it back if you break the initial agreement or are late on a rent payment. That's typically $ 1000. + USD. No worries with my FPI Management 64 page agreement with crazy hidden fees. I did not know that your application triggers a RealPage account & that contains all your personal history information including IRS tax transcripts. Bella Vista, "Where Your Lifestyle Ascends" (see pics) is almost the same as their four Sonoma County locations, right down to the property owners & ridiculous sales sugar coating.
