It’s a great place if you don’t mind rats in your back yard, ants in the summer, or unresponsive maintenance staff. I lived on the 1st floor and complained for over a year about the rats in my back yard. Nothing really changed so I had to buy my own traps and set them out. I killed about 2-3 rats per week sometimes more. I took pictures of them all and showed the property manager. I think the exterminator came out 2x/month instead of 1, but nothing major changed. I know tenants there who didn’t have heat, and their apartment would flood annually because the buildings didn’t/don’t have gutters so the rain water would pool on their patio or floor their unit. My next door neighbors were drug users, so they were constantly smoking meth on their patio so enjoying the patio that I had was not possible.
Also to be clear, I’m not a disgruntled former tenant. I left on good terms, got most of my deposit back. Just lots of issues that were not addressed and I wouldn’t rent there again.

Fan of FPI Management & Tilden Properties (Agent & Owner of Bella Vista).
I just renewed my lease agreement with these Sonoma County market-rate Tycoons at The Lenox in Rohnert Park & they have three other similar locations in Santa Rosa.
Bella Vista application criteria & day-to-day operations are FPI's doings.
What surprised me is FPI Management's size & that they use the RealPage platform.
On-Site, YieldStar, & the Loft living app, all network together to squeeze the most money out of everyone.
They also know how to keep occupancy rates in the upper 90+ % , so you do not have many choices of what to lease.
Careful on the Move-In Special concession, cuz that Addendum clearly states you will be liable to pay it back if you break the initial agreement or are late on a rent payment.
That's typically $ 1000. + USD.
No worries with my FPI Management 64 page agreement with crazy hidden fees. I did not know that your application triggers a RealPage account & that contains all your personal history information including IRS tax transcripts.
Bella Vista, "Where Your Lifestyle Ascends" (see pics) is almost the same as their four Sonoma County locations, right down to the property owners & ridiculous sales sugar coating.
