  I’ve seen a lot of very negative reviews, and honestly, I’m surprised. During the three years I lived here, management changed frequently, but every team I dealt with was consistently positive and helpful. My move-in experience was smooth, day-to-day living was perfectly fine, and my recent move-out was completely seamless. If you follow the rules, allow regular pest control, and treat others with respect, this is a great place to live—we certainly enjoyed our time here. Dumpster divers can be frustrating, but that’s an issue all over Modesto, not just this community (we even see it at our new place). Don’t let the negative reviews scare you away. As a self-proclaimed paranoid germaphobe and bug-phobe, I definitely wouldn’t have stayed for three years if there were serious pest or safety issues. This is Modesto, so outdoor bugs in the summer are normal, but they’re well managed if you keep your place clean and stay on top of the provided treatments. Thank you, Trails!

  Amazing move in experience. Erika and Jackie were absolute angels and were eager to fix anything we saw in our walk through for our new apartment. The move in process was smooth and the staff is very friendly. The pool looked beautiful and well kept and I didn’t see any pests inside or outside as mentioned in other reviews. Erika says they have pest control come out once a week. Keeping your car tags up to date and paying rent on time is not an outlandish ask and I would take other reviews with a grain of salt. Overall 10/10 so far and I’m excited for my new home :)

  Best move in experience you could possibly ask for!!! Seriously made to feel at home thorough out the whole process. They went above and beyond to accommodate our schedule, not only is the unit perfect for what we needed but again best experience thank you for everything.
