If I could give a rating of 0 I would without hesitation. Me & my family have been renting for a little over a year. Early in our renting journey, Trailhead changed management. The new landlord has been nothing but terrible in so many ways. These have been witnessed first hand or witnessed/included another individuals and then told to me directly. I am extremely unimpressed with this new landlord as someone who is supposed to be "professional". For her, business is business and nothing else. She doesn't realize that this is where people live and it's part of our livelihood. She lacks empathy, compassion, & professionalism. Below are examples of both quotes of things that she has said as well as situations that have occurred.
-"I don't care if anyone likes me, it means I'm doing my job."
-incident w/ another employee where individual was sick/not feeling well (blatantly looking very unwell), denied him leaving early because she didn't want to fall behind on work around the property, denial led to sickness worsening drastically and resulted in hospitalization; my husband was standing there when individual was denied after asking to go home and rest
-will say one thing to one tenant and something else to another; inconsistent
-didn't want to give me new closet doors for my daughter's room despite the mirrors being in a safety hazard state; frame of mirror doors were broken, glass was exposed
-didn't want to give me wooden sliding doors despite being safer and wanted to continue to replace the current doors with MORE mirror doors because it was cheaper for her budget
-has made racist/discriminatory comments to prior neighbors before they moved out; "I don't know about where you're from, but here in America we pay taxes."
-talks about tenants behind their backs
-overheard by my neighbor speaking about my personal finances with higher ups to the extent that's none of her business; "What could they be spending their money on?" and "They get paid and spend it right away."
She has made this property uncomfortable to live on. No one should have to feel this way when trying to call a place home.
DON'T RENT HERE
If I could give negative 5 stars, I would. This property has been owned by a real estate investment fund since 2019 whose only interest is raising rent and squeezing out every drop of cost they can't pass along to residents in sketchy, non-transparent ways.
If you rent an apartment here, you should plan for an annual rent increase at the maximum rate allowed by law. In 2022 it was 9%. When your rent is $3k, that is almost $300 more per month.
Go ahead and add $200+ per month to the rent quoted on the website for water, wastewater, and garbage which you will pay, along with rent, to the property. This amount does not include PG&E gas/electric or cable/internet.
In my experience, and that of many of my neighbors, the fact that there was an additional $200 per month owed to the landlord was not disclosed at all in the process of renting the apartment, it was only generally alluded to in the fine print of the 35-page lease. Most of us only found out about this budget buster when we received the first bill. To say it broke my carefully planned budget is an understatement.
The other incredibly frustrating thing is that, even though each unit has its own sub-meter for water service, and Marin Water bills the property per sub-meter, the landlord bills us according to a formula it will not disclose to residents. It seems like they should be required to disclose the formula and details of what costs they are passing on to residents, and what costs the property itself is carrying. It feels extremely sketchy, as if the lack of transparency is a policy, a strategy to cover bad faith and potentially illegal business practices.
Because we are billed for water usage based on a formula, there is also no way to track our own water usage for those of us who want to ensure we are conserving. For those who might not actively seek to reduce water consumption, there is also no financial incentive for them to cut down. Even though we have sub-meters!!
There is much more to say about how poorly managed this property is, including long-standing unaddressed mold and other unsafe conditions which causes emotional stress and a desperate feeling of powerlessness in the residents. Most people I know who still live there are planning to leave as soon as they can afford to move.
