1. Management and Operations
**Administrative Transition:** The property is under new management; however, branding and staff uniforms have not been updated to reflect this change.
* **Staffing Reductions:** Janitorial staff has been reduced from four personnel to two.
* **Leadership:** There is currently no full-time maintenance manager assigned to this location. Maintenance response times have deteriorated, with recent work orders remaining unaddressed for weeks at a time. “Endless excuses”
2. Facility Maintenance and Amenities
* **Laundry Facilities:** A majority of the machines are frequently inoperable. Rather than replacing the faulty equipment, management installed card readers on the broken units.
* **Sanitation:** Stairwells are not cleaned regularly. Animal waste has remained in common areas for up to two weeks without removal.
* **Dog Run:** The area is poorly maintained, and the provided seating remains covered in dirt and debris.
* **Pool:** The pool is closed indefinitely.
3. Structural Issues and Damages
* **Water Infiltration:** A known structural defect has caused a window leak that has persisted for two years. This has resulted in documented water damage to personal property.
4.Community Conduct
* **Policy Enforcement:** There is a lack of enforcement regarding pet waste in common areas and the storage of personal belongings in hallways.
**Conclusion**
Since 2020, rental rates have increased annually while service quality and property maintenance have significantly declined. Management has failed to address long-standing structural issues or maintain the basic amenities included in the lease agreement.

Super nice and friendly living space. Staffs are very friendly. They do things very efficiently. They clean the bbq grills, pool areas, the laundry machines, all of the trash cans every single day. Super incredibly nice and clean. Super great window views facing west. Very quiet as well. They have a dog park and a park right cross street. Nice location.

Front office is great but advise against this building. They've now gotten rid of security and not only is the front door broken so it's no longer safe, but the noise is out of control. Also - we've been here over 7 years and all of the sudden the price per month to sign a new lease went up over $200 per month. We've talked to other tenants who say theirs has gone up the same or more and they'll be moving. It feels like this building doesn't care about tenant retention anymore. In the past 6 months its turned into more of a fraternity house with lots of smokers and loud music than a home. And there is no sound proofing between floors. You can hear every move of the people above you, including them opening drawers. It's irritating especially when you have a sleeping baby. We also had our long boards stolen and for some reason, the security cameras didn't catch anything. Finally, the great maintenance people they had seem to be leaving. I don't know if they've been fired or left, but they used to have an amazing team and I question why they are disappearing. Also, the building is getting very old with broken pipes and a broken hot tub all the time. Sadly, it's not worth the money to really be here anymore. It's saving grace though is the front office. They try their best but they only have so much control. If you are looking for a place to stay more than a year, I'd look elsewhere.
