A quick review to say that I have been a resident of Midvale Court for a year. I recently planned to move due to an acting opportunity but it fell through. The management was kind enough to accommodate my change easily and generously and allow me to sign a new lease with very short notice. This is after a year of consistent service and attentiveness. I was very grateful to be able to ‘return home’ there. I feel valued as a tenant and always safe living there. With thanks.

Textbook slumlord experience! The apartment I moved into had a cheap paint job, window blinds that fall apart when you touch them, dirty/smelly kitchen appliances, dirt under the sink area and cupboards, and hallways had very strong chemical smells. Alec, their real estate salesperson, showed us model units which were nicer. Don’t believe anything you are told during the tours. Ask them to put their claims in writing.
The lease forces you to buy renter’s insurance, pay for their utilities (landscaping, leasing office toilet, hallway lights, pool water, laundry water, heating) as well as your own water, gas, electricity, and trash. So expect about $150+ per month in hidden fees on top of your own utilities for a 1 bedroom apartment. The billing statements have no meter readings, and the “portfolio supervisor” Josh presented these amounts as normal and acceptable. The laundry machines are expensive and do not clean/dry properly. The pool and spa are dirty and broken most of the time. Packages regularly got stolen and mailboxes were even broken into. It feels like management makes the minimum effort required by law. I personally felt disrespected and dismissed whenever I brought up issues. They are also unreachable outside the hours of 9AM to 5PM, Monday through Friday. I have never seen Gabe, the property manager, on site once while I lived here.
When you move out, KNOW YOUR RIGHTS. Read CCC 1950.5 and AB 2801 carefully. It seems to me like they will do a full repaint and cleaning no matter what, and their goal is to charge you for it. Josh conducted the move-out inspection and I felt offended at what I felt was exaggerated, almost comical, nitpicking. You should document everything THOROUGHLY at move-in and before moving out and demand they follow relevant laws. Important: request an initial move-out inspection AFTER completely emptying the apartment. Request to film the entire inspection. Have evidence you remedied everything they point out. Without following these exact steps, you will be taken advantage of.
Lastly, during my stay I encountered cockroaches and termites repeatedly, despite multiple treatments of my apartment. They mainly come from the sink pipes and under the front door from the hallway, so it is probably a full building issue. They’re huge, roughly 3-4 inches long. Never seen cockroaches in my life before living here. I’ve attached a few pictures so you can get an idea. I spent countless hours obsessively cleaning my apartment and they kept coming.
Please do yourself a favor and find a different place with a different property management company if you want a clean and safe environment. Silton Group does not seem to meet these standards.

My partner and I really loved living here. We lived here for a little over 2 years and 6 months of that was during COVID-19. The management team and maintenance staff were always very responsive and nice. Especially during COVID-19 they were considerate about enforcing safety protocols around the building. The amenities were really nice and we loved the pool. The grill wasn't always working and the gym could use some updated equipment but overall it's a great place to live. Would recommend.
