Rented my first apartment here, initially the staff were very helpful and friendly & I enjoyed my tenancy until the end of 2025. It began with my heating system failing 4 times between November-December leaving my apartment FREEZING! My entire Heating unit had to be replaced, after 4 times, and no one replaced my air filter. Appliances like my garbage disposal and dishwasher constantly had issues after normal use, and the carpentry and units look like they’re done by amateurs. Some things like under the sink were pretty tacky, but a great First Apartment! So, in the last month of my tenancy, to my dismay James who had been so kind initially, began to take part with Ray Stone Inc in a very unprofessional attempt at a constructive discharge beginning with a 3 day Notice to Perform Covenant or Surrender Possession of the unit. I was very confused, as the notice described noise levels in the common areas, there were neither common areas nor am I a loud tenant. So, in good faith, I emailed requesting clarification to which I was lied to saying the police had been called to my residence for a “domestic dispute, but there has been no complaints since”, so I did not have to surrender possession. A blatant lie, to which they could not provide proof and began ignoring my emails. Which is concerning as James signed the form under penalty of perjury, and could not produce evidence nor factual basis for this lofty claim. Then, much more to my dismay, my lease had been agreed to end on February 10, 2026. River’s Edge added a full month of rent to my February ledger, which had I paid, I would have given silent permission to a month-to-month tenancy. I did not fall for the manipulation, and so a second 3-Day Notice to Perform Covenant or Surrender Possession came this time for the rent. In good faith, I sent another email for clarification on the move out standard and to remind that I had not gotten further clarification on the previous notice. In this time, I also planned my move out accordingly with my lease terms. In the emails, James and the head office lied to me saying that I had to give 30 days notice (which the lease language clearly indicates only is the case for month-to-month tenancy, which to switch to monthly, must be expressed either directly or by paying the full month rent when my lease indicates at minimum, a prorated February rent). When asked for proof of their claims, they have never been able to provide any and with major dishonesty, I am not sure they are the best to rent with unless you are sharp and question more than you listen blindly. Nonetheless, I appreciated my time in Lodi- the proximity to downtown is awesome!
