    Our experience with Toll Brothers and the Meadows Development has been very disappointing and frustrating. Buyers were misled by the sales team on several fronts, including the promise of an elementary school that never materialized. More recently, us and other buyers were told there would be an intervening "Lassen Street" between the Parklands and the School/Sequoias development—and were even shown site plans to support this. Based on those plans, Toll collected lot and price premiums from Parklands buyers. The plans were later changed, and new homes are now being built directly behind Parklands properties—seemingly to maximize profits from the Sequoias subdivision, rather than preserving the layout that was originally presented. Toll’s contracts also contain numerous fine-print clauses that make legal recourse challenging for homebuyers—most notably, a forced arbitration clause that limits access to the U.S. court system and blocks group action. Despite a recent recall election by Meadows community members, Toll Brothers has declined to relinquish majority control of the HOA board, citing provisions in the bylaws. The swanky pool, heavily featured in brochures, feels like little more than a sales tactic—it’s usually open for just four months a year. Meanwhile, repeated incidents of vandalism and inappropriate (often filthy) usage at the pool and clubhouse have not been adequately by the HOA. The Meadows development looks great on paper. The lived experience? Unfortunately, deeply disappointing :-(

    Our experience purchasing a home from Toll Brothers (TB) in Southern California was disappointing. Throughout the selection and purchasing process, we were repeatedly assured—both verbally and in writing (lot plans, tract maps, brochures, etc.)—that no homes would be built directly behind our property, and that our backyard would abut a road. Privacy was a significant factor in our decision, and we rejected several quick move-in options presented to us for this reason. Unexpectedly, TB advanced our closing date, which initially seemed positive, but this was short-lived. The sales team failed to disclose any changes to the site plan, even during the final stages of the walkthrough and closing. A few months later, we were shocked to see construction begin on the Sequoias development directly behind our property, which started shortly after most homes in our tract were sold. This strongly suggests that the sales team was aware of these plans but chose not to disclose them to prospective buyers, including ourselves and neighbors who were directly impacted. This lack of transparency has left us feeling misled. Instead of addressing and remediating concerns raised by homeowners, TB has consistently shielded itself behind the extensive fine print in their agreements. Prospective buyers should carefully review the elementary school building proposition planned prior to the Sequoias development. This proposition took an unexpected turn, further disappointing community residents while directly benefiting Toll Brothers’ business interests.

    Current home owner in the parklands community. We were sold a house by toll brothers with a $140,000 lot premium and were told no homes would be built directly behind us/share a wall with us. We found out that houses will be built directly behind us in the new sequoia community. They will tell you anything to sell a home. Multiple neighbors were also sold $100,000+ lot premiums that now have houses being built behind theirs. This lot was a major buying decision for us as it was large and didn’t have houses behind it. This was the cherry on top of a lengthy chain of dishonesty by toll brothers and the sales office. Hope this saves a family millions of dollars of a bad decision, stress, etc.

    Why would you put spike stripes on the floor to stop outside car?? Jeffrey road is a busy road and people can make wrong turns! This sign does not illuminate at night and driver could miss reading the signs during the day! Also if people made a wrong turn, there is no way they can u turn safely at the driveway. You shouldn’t put other people’s tire and safety at risk just for protecting your residents! If I am a new driver and I don’t know the symptoms of a blown out tire. Your spike strip could have killed me
