    Living in the Meadows community has been an extremely disappointing experience. Prospective buyers should conduct thorough due diligence and, if possible, speak directly with current residents before making a decision. One of the most problematic issues is the highly impractical and stressful parking situation. The HOA enforces overly strict and unreasonable rules that prohibit any resident street parking, even for short durations. Vehicles are frequently towed — sometimes en masse — without notice, often based solely on anonymous complaints. Shockingly, there is no verification of whether the car is regularly used or whether street space is actually constrained. Residents have voiced their concerns about this absurd towing policy for months, yet the HOA — which is majority-controlled by Toll Brothers representatives — has done absolutely nothing. All objections are met with vague responses like “we’re considering it” or “we’ll conduct a survey,” but no meaningful action ever follows. The HOA prohibits resident street parking even during weekday work hours and school drop-offs. This has led to constant car shuffling, undue stress for families managing work commutes, school transportation, and teenage drivers — and a growing sense of disregard from the very HOA meant to represent the community. Residents have repeatedly asked that the HOA simply adopt the City of Lake Forest’s 72-hour parking rule, but these appeals have been ignored. Toll Brothers and the HOA appear indifferent to the practical realities of day-to-day life here. While the homes may look beautiful, effective, community-oriented governance has been sorely lacking — and the absence of basic flexibility around parking has become a serious quality-of-life issue.

    I live at Evergreen and do not recommend new buyers for Sequoias. After moving in 2 years we still don't have street lights. They use terrible black tar to pave road cracks thats gray background. The trees and flowers are not great for the price we pay for the community

    Residents in the Meadows community have been dealing with frustrating and stressful parking situation due to HOA’s unreasonable rules. Street parking is strictly prohibited—even for a short time—which is causing daily inconvenience for many families. Cars are being towed frequently and often without prior notice. While the HOA Board and property management (PMP) are aware of the concerns, they have taken no meaningful action despite the issue being raised multiple times by residents. To make matters worse, anyone can report a car parked on the street, and PMP appears to forward these complaints directly to the towing company without verifying the complaint accuracy. If you’re considering buying a home, be sure to do your due diligence. Ask detailed questions about HOA policies and speak with current residents—especially regarding parking rules and how they are enforced.
