    This is horrible management company, please please don’t even try to deal with them specially someone called Lena Scott, horrible experience, they only can manage properties in bad areas but not area of professional people living in, they hold my money for security deposits for more than 2 month , they don’t want to refund it and keep holding it, they manage orcharhid hills badly, she left her food in kitchen over night in summer getting out bad smell and even bathrooms were managed badly and unclean, then they claim we got the carpet dirty, they have old vacuum that is not even working on the place and they gave us a bill for more than 300 for carpet cleaning!! And her communication is so unprofessional I don’t think they even take 1 star zero zero company

    We live in Orchard Hills, which is supposed to be a high-end community, but the experience with the HOA management has been extremely disappointing. We rented the clubhouse for our baby girl’s birthday, expecting at least a decent space with some amenities. Instead, it was a completely empty room with just chairs — no features, on top of it the bathrooms were dirty left over for lunch was left in the kitchen We rented this club house before this management came everything went well We paid $400 just to rent this bare space, and on top of that, they charged us a $1,000 deposit on August 15, which still hasn’t been refunded after months of waiting. In total, they’ve taken $1,400 for what was essentially an empty, poorly maintained clubhouse. For a community like Orchard Hills, this level of management and customer service is completely unacceptable. They took the deposit and never return it back they said they want to charge us 350 from deposit for a spot cleaning in the carpet and till now we didn’t receive anything

    I am a board member at Pentridge Cove 1 and we have had PCM since late last year but it has been a bit rocky at times since they lost one of the property manager’s assistants which made it difficult to get a response on issues in a reasonable timeframe of 1-2 days. We’re still in the early stages but we are trying to establish a Property Management Response Protocol. Communication has not been very good or consistent. Many times requests by homeowners or board members go unanswered for easily a week or more. In several cases no response for months. I have determined their after hours emergency line is very effective but at a local level we are in the process of establishing escalation procedures so that communication can be greatly improved. Hopefully now that they have hired a new assistant we can look forward to having all requests answered within 24-48 hours by the property manager/assistant and then the corrective action completed within 3-7 days and if longer then status updates every week. If there is no communication within the 24-48 period then we escalate to the area manager and allow for a response within another 24-48 hours. After 96 hours we contact the after hours emergency line which does work very effectively. The key to me is to improve communication, which they are beginning to do but I hope they are not overwhelmed with too many communities to manage. I want them to succeed but we must work together. Some homeowners and board members are getting frustrated to the point they are too quick to talk about replacing PCM. They have some very good people but we must find a path together to manage our community properly & efficiently. Sometimes if you have nothing to report on an issue the property manager should at least update the HOA board & the affected homeowner(s) on the status and what they are waiting for. Just saying nothing for weeks gives the impression the property manager either has blown off the request or simply forgot about it. Either way this is a bad look for the property manager as well as the property management company. Long story short we need to get calibrated to each other so that we build a productive and efficient working relationship.

    Not sure how this company is obtaining 4 stars but I guess that is someone's experience! Yelp tells a different story. I never thought our complex could actually do worst than Scott Management Company but God this company proved me wrong. It's been less than a year and this management company is trash! First there was a plumbing issue in the garage that required breaking our porch cement up to access the pipes. The plumbing company showed up before 8am and started jack hammering. No notification posted or emailed this was going to take place. I called and got an exchange. Nobody knew anybody. I left an urgent message and it was supposed to be escalated and no one called back. Called again and left another message with the exchange a couple of days later and no call back. My sister called and left a another message with the exchange and no call back. Contacted them on their site and no response! The reps never called back ever! Then once the plumbers were done days later, they cemented back the hole and left the board there for days and days. Came back to remove the caution cone but didn't remove the plywood. They just abandoned the job. They dumped debris in the bushes and dumped cement in the dirt in front of the hedges. Now I see across the way the units had the same thing happen with the concrete jack hammered and theirs have been left unfinished for a couple of week now. At the same time I notified this company regarding the left plywood, I also reported a light out in the stairwell going to the garage. I was told I would get a better response on their app and while that had turned out to be true in terms of it being seen, it's still been months since it was first reported. It's been reported since last year with the old management company and a several times with the this company starting in May 2025 and nothing. I've tripped a few times already. I do believe they better hope no one falls and injures themselves because they will be liable! How long does it take to replace a doggone light! One thing I discovered is that all the different location number all go to the same central exchanged...I called all of them. I believe this is just an internet company!
