What are they hiding? Horrible tour experience. Refused to give me a tour unless I signed a waiver--for what? No other properties have asked this of me in 35 years across 12+ cities and 2 countries. I gave myself a walk around the property. The hot tub was disgustingly dirty and cold. I saw what would have been a good space for a gym but was closed with various appliances stored in it. No heads up that available parking is in a public lot down the through a dirt footpath. And management is beyond difficult. The leasing manager refused to let me tour without signing a waiver even though she was just sitting at her desk and not on the phone. Further, when I texted a question about the hot tub, they refused to answer because I did not sign their waiver. Bottomine, I wonder--Does this property require all visitors to sign a waiver because they have a history of getting sued? I now see the reviews from past tenants. I'm glad I walked away.

My experience living at Lafayette Oaks has been frustrating and difficult the last nearly 3 years. Yes, the location of the building is good. Now let’s get into the problems.
1) Management is inconsistent in addressing issues.
2) they tend to raise rent the max amount each year that they can (9-10% per year),
3) construction has been a major point of frustration.
4) the gym has not been operational for over a year (since June 2024).
5) the hot tub has now been out of commission since November 2025 with no communication from management on a plan or timeline. Although I have asked.
6) When the pool heater is on, it is nice. But you have to ask management to turn it on and it is easy to “not respond”…
7) units tend to be dark, so if you like a bright apartment—that’s tough here.
8) HVAC is very old. Wall heaters in each room and one wall conditioning unit in front of unit that doesn’t reach the bedrooms. And insulation is bad. So gets very cold during winter or very hot during summers. And heating bills can exceed $400 a month for 1000 square feet to keep your unit reasonable—70-72 degrees during the winter.
9) the pool and hot tub is the hang out for groups of middle school-high school kids looking for a bbq and a pool. Very easy to get into the complex without a code. Reported it to Management and been told “call the police”
10) last year several bikes were stolen off residents patios including kids and adult bikes. So it isn’t protected from the rampant crime in the bay area.
11) the property manager is never onsite. Only comes if meeting scheduled. So feels like the residents have to manage the property.
Examples:
- A previous resident and friend had a laundry machine not properly working. Instead of fixing it readily, they were asked to use the machine in the vacant unit above them for a nearly a month.
- Same story on the gym—instead of fixing it, the building offers you a code to use the gym at a sister building 10 minutes away.
- From summer 2024 to Jan 2025, there was nearly nonstop construction to rip out pavement and repaint buildings. None of it really improved living here—but the management team increased rents as much as they could. I expect the same this year. If management is going to improve the building, be nice to see someone that improves the living experience. It took two years for them to fix the heater on the pool. And only turned it on when a good review complained about it.
- building across the creek has been under construction for last 2 years. That has sucked too.
If you want Lafayette, it is a great location. If you want a mediocre apartment, it checks the box. If you want responsive and thoughtful management, it is bad.

Very disappointment with the touring process. My husband and I went to what was supposed to be an "in person tour" on Monday 2/16. We specifically chose the "in person" option vs the "self guided". We get multiple confirmation texts and emails the week leading up saying they will send more instructions before our tour. 10 minutes before our tour we got an automated text asking us to fill out a waiver and how many bed/baths we were interested in. Seems like this should have been sent out prior to 10 minutes before our tour. I replied 2 bedrooms. We pull into the complex and do not see anywhere to park, no leasing office parking spots or any guest parking for that matter. There was another person there who was also doing a tour that looked very lost. My husband had to stay in the car because we couldn't find any spots that weren't tow away spots.When we called to ask where to park the lady on the phone just said "there should be spots somewhere". Not very helpful and didn't seem like she knew where we were. I then get a text after I have been waiting outside (in the rain mind you) for 5 minutes saying there are no available units to tour for the day and to come back on the 28th. This could have completely been avoided by telling me that when I booked my tour the week prior. Very poor communication. This is what happens when apartment complexes get lazy and like to rely on automated texts for everything. Obviously won't be coming back here. Complete waste of time. If I wanted to take a virtual tour I could have done that from my couch.
