We visited Del Webb Desert Retreat this weekend to tour the community and models. We were greeted by a receptionist who took our information and directed us to the model home gallery. There are 10 model homes to walk through, which gives a good sense of the floorplans and layouts.
One important thing to note: the property tax rate is not listed online or on the pricing sheets. We were told in person that it runs about 1.4%–1.7% depending on the plan. The HOA is $450 per month.
The model homes are beautiful, but they lack transparency. There were no signs showing what features were upgrades versus standard. For example, the Haven model was shown with an extended laundry room and extra cabinets, but nothing indicated these were upgrades. This makes it hard for buyers to understand the true base price.
When we asked a sales agent for structural option pricing, we were told “it’s kind of hard to find, but it’s there” online, which was off-putting — especially for a 55+ community where many buyers prefer clear, printed information. We were also left unsure how often that online pricing is updated. We eventually received printed pricing sheets with this information.
Some examples of upgrade costs for a smaller plan:
Bedroom 2 + Bath 2 suite option: about $12,050
Bay window at owner’s suite: about $4,358
Gutters: about $3,613
Solar purchase: about $22,000–$29,000 depending on floorplan
Phase 1 lot selection is just okay. There are no lake-view lots in this phase (those are in Phase 2). Some lots along Archer Way back up to a neighboring estate that hosts parties, which could become a noise issue, so buyers should be cautious.
Overall, the base prices are reasonable, but once you add structural upgrades, design center selections, solar, HOA, and property taxes, the final cost rises quickly. Del Webb will be here for many years building this community, and it will likely be very nice — just make sure you understand the true cost and lot placement before committing.
