I’m extremely disappointed with my experience living here and would not recommend this complex.
From the beginning, the unit was not properly prepared before move-in. The paint on the walls and cabinets is excessively thick, making surfaces sticky and causing cabinets to be difficult to open without significant force. There is also mold present in the bathroom, which is unacceptable.
Maintenance and upkeep across the property are major concerns. While the maintenance technician is helpful and does his best, it’s clear that one person is not enough to handle the workload for the entire complex. Repairs take far too long, and issues are often left unresolved.
There are also ongoing pest issues, including roaches. The shared laundry facilities are frequently dirty, machines are often out of order, and the app used to operate them is unreliable and struggles to connect.
Safety has been another serious issue. My carbon monoxide alarm has gone off multiple times, and my concerns were not properly addressed by management. I had to contact PG&E myself, and they identified a faulty gas hookup connected to the heater—which was eventually replaced. This should have been handled urgently and professionally from the start.
Communication is nearly nonexistent. The property has not had a consistent property manager for months, and there is currently no clear point of contact. Calls and emails go unanswered, even when directed to the person overseeing the property.
Additionally, there seem to be insulation issues. The units trap heat excessively during warmer months, making living conditions uncomfortable and even causing the front door to jam and become difficult to open.
Overall, this place may be tolerable if you have no other options, but based on my experience, I would not recommend living here.

Coral Gardens Apartment its a nice apartment to moving in to start a family. From the front office they friendly especially a guy name Esteban Moroz hes a great manager hes been help alot people.I suggested this apartment as 5 star. I moved out because i needed a 2 bedroom and they didn't have one at the time.
First of all, I would like to thank Mr. Moroz and Joe Perry for the great things they’ve been doing. I’m giving 5 a star review, but it should’ve been more if allowed. I’ve been living here for 7 years and haven’t seen anything exciting until our new manager, Esteban Moroz took over the complex.
Before, when I had any simple problem it would take me over a week or two before they start working on my complaint. Now, with new management it only takes a day or 2 before things are addressed or solved and see progress on my request.
I had a recent problem with leaky bathroom. Not only did the management took care of the leak but they re did my whole bathroom rather than just patching it up like most landlords would. My wife and I are very happy because our home feels new and modernized!
Another thing I’m really happy about is the lighting around the complex. For years, all the lights outside were broken, now all the lights got replaced and its bright and well lit at night! We feel so safe. The building address numbers that Joe put in front of the building have helped resolve delivery issues.
The vast improvement that the new management team has brought to the property is now altering my decision to move out. No more noise at night. Peace and quiet. Looking forward to all the change that is still to come.

honestly no stars !! have not been able to pay rent and when i call the front office they had someone up front who knows nothing said i was under eviction . But i never even received papers , also they had the payments just sitting in office . This place is a mess always bugs !
