The gardener puts all the green garden waste into the regular trash bin, and as a result, we are paying more for it.

I lived at Pinebrook Apartments for 12 months. Quiet neighbors, but that’s the only positive. How the property is managed is what makes it bad at times.
There are zero amenities. A “community building/gym” has been under construction behind my apartment since before I moved in and is still unfinished. Laundry is almost $6 per load, yet a one-bedroom with no washer/dryer costs around $2,499-$2,600, which is extremely overpriced.
Management is unresponsive and you have to constantly chase them around if you want to address a concern to them in urgent situations as they constantly close early due to various reasons . Maintenance issues take all day to fix—I had a major hot water leak reported at 8 a.m and the lady in the office told me the maintenance guy was “ stretched thin” between other properties and he’d get to it when he could .It wasn’t fixed until nearly 6 p.m. after multiple calls-10 hours later, costing me a day of work.
Parking is a nightmare. There’s no guest parking, so visitors get ticketed by the City of Fremont or have to park blocks away. Mid-lease, management randomly enforced parking passes for assigned spots .My car was towed and I had to pay $600 to get it back , despite me filling out the required form that the management made all tenants fill out that included the make , model , and license plate of my car .They take pride in working with a towing company that robs their own tenants , they had my car for 3 hours and charged $600+ and damaged my car in the process of the tow .
It was frequently happening to other community members and Management’s email response to all tenants was essentially “call the towing company, not our problem .”
After moving out, they charged excessive random fees and nearly $300 in cleaning fees despite the apartment being left in excellent condition and documented with photos. Do not expect your deposit back.
Overall: overpriced, poorly managed, and not worth the stress.
