  0 Stars: Extremely unprofessional and dishonest leasing experience. Today Jan 16 at 12:22 PM, I called the phone number listed on Waterford Palace Apartments’ official website and was told by the leasing office that I could come at 3:00 PM to view a 3 bed / 2 bath unit. I confirmed the time and arrived exactly at 3:00 PM. When I arrived, the leasing agent lady immediately claimed that: • There was no appointment, • I never called, • The website phone number was wrong, • And that I must have contacted the wrong property. She dismissed everything I said and repeatedly insisted I was wrong. To prove otherwise, I called the same phone number from their website while standing in front of her — and the phone rang loudly at the leasing desk. She did not answer the call and allowed it to ring until I disconnected. At that point, it was clear this was not a misunderstanding, but a refusal to acknowledge a mistake. The issue is not that the unit may have been unavailable — that happens. The issue is being dismissed, lied to, and treated as if my time and honesty did not matter. A simple apology or honest explanation would have been enough. Instead, I was met with denial and avoidance and racially profiled. This experience completely eliminated any trust we had in this property. We were genuinely interested in leasing here, but after today, we will be moving forward with a different community. I strongly caution others to be careful when dealing with this leasing office.

  Great community and well maintained. Robin is an excellent manager—professional, responsive, and truly on top of everything. Highly recommend Waterford.

  We lived here for 5 years. We moved within the apartment twice and weren't charged a cleaning fee bc we left the place completely spotless. When we moved out of the complex, same thing we left the place completely spotless (even hired a separate cleaner to go above and beyond) and Robin added an $500+ cleaning fee. Make sure you document the state of the apartment before you leave to avoid unnecessary fees. Robin is also a horrible manager. The way she yelled at the kids throughout the 5 years was insane. There are way better apartments in Folsom than this one.

  Staff in the office are really polite and helpful. Apartment unit is very clean and nice. Location is great and beautiful. Highly recommended!
