Today Corey (maintenance manager) came and did a complete overhaul on our dryer! It was SO loud, and he actually rebuilt it to be like new again. I can't recall the details (I am not mechanical) but it involved wheels and pullies and more!
Also, he was here a few days ago fixing some other smaller items and I have been so impressed with how fast, knowledgable, professional and friendly he is.
One final compliment - there were water heater issues a few months ago and the other gentleman from the maintenance team (sorry, I can't recall his name) was so friendly and provided a work around the same day so we weren't without hot water for more than a few hours.

I recently relocated from South Florida to Atwell at Folsom Ranch, and since I had to arrange everything remotely, I was a bit nervous about how the process would go. Thankfully, the experience was excellent.
Tasha and Camilla were incredibly helpful throughout the entire leasing process. They were very responsive, took the time to show the apartments virtually, answered all my questions, and provided clear instructions for everything that needed to be completed remotely. Moving from another state can be stressful, but they made the process smooth and straightforward.
When I arrived, the apartment was clean and ready for move-in, which I really appreciated. The overall management team has been professional and supportive so far.
I also want to mention the maintenance supervisor. My garage gate remote wasn’t working, and when I spoke with him, he immediately helped me and replaced it right away. It was a small issue, but the quick response and willingness to help really stood out.
The community itself is very nice — quiet, peaceful, and well maintained. The area around Folsom Ranch also feels safe and pleasant, which was important for me when choosing a place to live.
Overall, it has been a great experience so far, and I’m very glad I chose Atwell at Folsom Ranch as my new home.

Their application process is an absolute nightmare. Nobody knows what they’re doing. Nobody knows where your application is at. They can’t edit, call corporate, send an email, and plainly their work ethic is absolutely terrible. They are still behaving as if they are researching where my application is and what the next steps are. It’s been an entire week and nobody knows what is happening because and I quote “their hands are tied”.
I filed an application with a co-applicant that has more than enough money in their bank as proof of income. However, their third-party affiliates do not like that the bank the co-applicant has is not a multi billion dollar bank so therefore they can’t verify through their sources. And they won’t take any supporting documentation. There is no support helpline, there is no extra steps, and there is just silence and inadequacies echoing through the entire building. The managing director is absolutely useless. She states and I quote “ A new California law prohibits us from processing the application ourselves”. I’ve checked at other complexes at about a 30 mile radius and no other location that is not Greystar has to do this so this is not a California law . This is either fraud or some sort of biased that was occurring at this location when it comes to applicants or a blatant lie. No other properties in the entire surrounding area have to go through this that are not grey star. Everybody at this property is seeming to be the worst set of employees that there could possibly be at an organization.
I’ve contacted corporate myself and I’m reaching out about this entire location. I’m hoping to hear back soon, and I will continue to leave bad reviews anywhere and everywhere that I can about the work ethic and standards at this location, including and most importantly the managing director.

As a matter fact, as I do some research, I find that gray star as of August 2025 was hit by the justice department for illegal practices in pricing. So. Seems like my hunch was right

Don’t try damage control Greystar. Pam Bondi was not attorney general in 2005. I am referring to 2025. You can deny allegations but the state of Colorado and FTC are after you.

I love the new side of Folsom great place for raising a family. Everything is brand new on this side of town. I must say I didn’t feel uncomfortable. No one looked at me as though I didn’t belong here. Everyone seemed to respect each other and that gave me the feel that I needed it. I really would recommend families to consider moving to Folsom, California.
It’s unfortunate that this can’t be a positive review. Since moving in, the only real benefit has been the location. Unfortunately, the quality of the apartments themselves has been disappointing. There are multiple areas on our second floor that feel soft and unstable underfoot, the stairs are starting to come loose, and sections of the flooring are separating. The walls are also extremely thin, you can hear neighbors walking around, playing music, talking, cooking, and even hear when they open or use their laundry machines. Additionally, the garage gates frequently malfunction and often do not work at all.
My experience with management has also been disappointing. I had hoped things would improve when Greystar took over from FPI, but that hasn’t been the case. When visiting the leasing office for assistance, the staff is unfriendly and often seem inconvenienced, as though residents are interrupting them rather than seeking help with legitimate concerns.
This incident is what ultimately prompted me to write this review and became the final straw. While I do take full responsibility for my rent being a day or two late, I paid the full balance at 2:00 AM. Despite this, around 7:00 PM that same day (17 hours later), a notice was still taped to my door stating payment was required or further action would be taken. It was frustrating to receive such a notice when payment had already been made many hours earlier and should have been reflected in the system. What made the situation worse was that the notice, which contained my personal information, was left exposed on my door instead of being placed in an envelope, making it visible to anyone passing by. Additionally, I was able to see the notice being posted through my Ring camera, and the staff member’s visible frustration and dismissive demeanor only added to the negative experience. Overall, the situation felt extremely unprofessional and discourteous.
Based on my personal experience, I would encourage prospective residents to carefully consider all options before choosing to live here.
