  Living in this apartment community in Encino has been a truly positive experience. From the moment I moved in, I have felt comfortable, safe, and well taken care of. The building is kept in excellent condition, and the maintenance team is outstanding. They respond quickly to any request, always addressing issues efficiently and with a friendly attitude. It gives me peace of mind knowing that if something comes up, it will be handled promptly and professionally. The management here is equally impressive. They are attentive, organized, and genuinely care about the residents' comfort and satisfaction. Any questions or concerns are met with a helpful and respectful response, which makes a big difference in creating a pleasant living environment. One of the things I value most is the sense of community. The neighbors are warm, respectful, and friendly, which creates a welcoming and peaceful atmosphere. It feels like a safe place where everyone looks out for each other. Security is also a top priority here, and it shows. I always feel secure coming home at any time of the day or night, knowing that the property is well monitored and maintained. Overall, this community combines great management, reliable maintenance, friendly neighbors, and a safe environment, making it an exceptional place to live in Encino.

  If you’re considering moving into this complex, be aware that the new management is renovating the old building by replacing the carpets with hardwood floors without any soundproofing between units. This has made the apartments incredibly noisy — especially if you're not on the top floor. You’ll hear every step from your upstairs neighbors, including during the night when they get up to use the bathroom. I've tried every kind of earplug with the highest NRR rating — nothing helps. I still wake up from the noise regularly. This isn’t a complaint about the neighbors (they're just living their lives); the real issue is poor planning and disregard from management for basic sound insulation. I’m genuinely not sure how this setup complies with the right to quiet enjoyment law, because it clearly doesn't. If you’re sensitive to noise or value your sleep, I would strongly reconsider renting here unless you can guarantee a top-floor unit.

  Beautiful apartments. Copper piping, fireplace. New appliances, nice pool and gym and Balboa Park is a half block away. Nick Renzi the manager is on site and very available and helpful.

  Reading the reviews older than a year does not give this place credit. I have seen how hard Nick and his team work to understand their residents. Issues happen with older apartments. However, Felipe and Roberto are always around and they’ve dealt with maintenance requests within 24 hours. The community is safe in my eyes. So, while there are moments that you hear of things happening. It tends to occur across the board and is not specific to this apartment complex. I don’t hear my neighbors which is nice and the community is mostly working folks and families with kids. Construction is ongoing but the team leaves notices on the door when inconveniences might happen.l when possible. The space has potential and I look forward to see what it looks like once construction is done. All in all a nice place to live if it’s in your price range.

  I am a current resident at Brookside Terra Apartments and I do not recommend anyone to lease an apartment here. While the property manage is professional and a good person, the complex has been undergoing major renovations over the past year that continue, to this day, make the life of the residents miserable. Every few days, there is a notice posted on the door that water will be shut off for the entire day, workers entering the unit to re-pipe, common areas under construction, in-unit washer and dryer disabled for 4 weeks, and none of this is compensated in any way, form of shape and the residents are expected to move on despite all the daily inconvenience of being without water of having strangers enter your apartment on a regular basis. Maybe in a couple of years this will be a nice place to lease a unit at but currently and the foreseeable future, I would stay away. Plus, there are all sorts of junk fees being added to your rent at the end of the month between a "BillOn fee", "Registration Fee", "Insurance Admin Fee" then you are liable for a portion of the Sewage Fees, Trash Fees, Water Fees, etc. You pretty much pay for all on top of the inconvenience of living here. And lastly, be careful when you see any promotions of 1 month free. Our unit was advertised as such but when we leased, we were told this promotion is not valid on your apartment. Go figure.
