  loved living at Parkside apartments this year! Upon move out here are my thoughts.. POSITIVES: The staff and property were extremely kind to me from start to the end. When I moved in the apartment was spotless, I could tell there was an extremely deep clean. When I had issues with my dishwasher they responded promptly. The property itself is well maintained and beautiful DEPOSIT. I got almost my ENTIRE deposit back besides a mandatory fee of 35dollars. So I'm not sure why the reviews say they take entire deposits, take those with a grain of salt. (I did leave it in spotless condition upon move out) 2 bus stops right outside which is perfect for UCD students. They also offered several buffets and pizza/other foods for us during finals week!! Nightly security patrols Walls were thick, I didn't hear my neighbors often. CONS: parking is limited with no assigned spots It can be a little dangerous if you live facing the railroad tracks I would STRONGLY advise against that. I had a friend who lived in that area that had MULTIPLE packages stolen within minutes of them delivered. bedrooms do not have any lights, so make sure to have a lamp or 2 for your bedroom upon move in. No central air, only air conditioner is located in the living room and the air circulation is not the best, so my bedroom was SO hot during the summer so I would take that into mind. All windows are facing other properties windows or the street where people walk or drive so there was a lack of privacy, but if you close the blinds, not an issue! I would recommend Parkside!

  These people are absolute thugs. Bottom of the barrel, will do anything to scrape money by you and steal from your deposit. We left our apartment be BEAUTIFULLY clean. I literally spent days cleaning it. They will charge you for everything and make up that you left things dirty! I have attached their “photos” included in our exit packet. Above all, this place screams quantity over quality. 1) notice how all of the before photos are in black and white and the “after” photos are in full color and detail? 2) please note the photos that I took the day we handed over the keys vs the so called “dirty” appliances we left. 3) they also inappropriately emailed the entire apartment complex multiple times telling women that wearing bikinis at the pool was not “family-friendly”. Are you kidding me? What about the half naked men running around?” 4) All of their cleaning is done in house, so they can make up whatever price they please. Notice on the invoice the addresses for the painting and the cleaning are the exact same, AND when you look up this “business address” it is a residential home. 5) they send you the lease renewal more than 7 months before your lease ends, and the lease offer is always significantly higher than whatever they would be listing your apartment normally. 6) Even if you live here for years, they force you to renew and sign a completely new lease every year to avoid the month to month that is required by California law after your year long lease normally ends. So if you finish school in the fall or winter quarter, you are stuck here for the entire year. These people absolutely do not deserve your money.

  Don’t bother to clean the apartment after the lease ended since they will still charge you cleaning fees $460 even after we cleaned and keep apartment spotless. Giving Parkside Apartment 1 since the surrounding is safe, clean and great location with street parking and bike cage.

  We lived for one year and it has been a wonderful year! At first the bad reviews were frightening. But all the staff were friendly and helpful and quite efficient. We loved the pool, the clubhouse and the courtyard. At the end of semester the management prepared food for students, which was rather warm. The kitchen was a bit old though, but was acceptable.

  Honestly, despite some bad parts to this community, I do think Parkside is a great option to consider especially given their recent and ongoing renovations. I know people complain about the security deposit a lot, what I say to that is document and take pictures of everything. They give you a move in sheet when you move in, literally write down everything to the dust in the window sills - which, yes, they did try to charge me for LOL I do think there is quite a lot of exaggeration when it comes to the security deposit situation but, in my opinion, Parkside has been more difficult and strict when it comes to deposits. I've almost always gotten a full deposit back from every landlord or property manager I've rented from and Parkside is the only exception. Of my $500 or so deposit, I only got like $80 of it back because of utilities they charged me. If I didn't literally write "window sills were dirty and one of the screens has a small scratch" they would have literally charged me a cleaning fee and for a new window screen despite the fact I had only lived in that unit for 8-9 months total and it was not a renovated unit. My second, larger complaint, was that there were cockroaches (or "water bugs" as the office wanted to say) inside my apartment despite how clean I left it. I have caught multiple cockroaches inside my property, outside my property (literally chilling on the stairs), running around in the parking lot, etc. If you have roaches, admit it and take care of it (which I do think they're trying to do) and don't gaslight me into thinking they're not roaches lol. I have hella photos and know for a dang fact those are roaches and not "water bugs" lmao what. To their credit, they do have weekly bug spraying and they reacted quickly, sending the pest control person to my unit. My hope is, they can settle this issue as they continue upgrades I stayed here in 2020/2021, so my rent was probably cheaper than average and I got free parking. Even though the pool was closed the majority of the time I was there, the last two months it was open and nice to use - though dirty. Never used their gym or study, lounge area. Laundry room was cleaned often but the machines themselves were nasty - washers smelled really bad because they weren't maintained well. Apple pay never worked on any of their machines the entire time I was there but do take regular cards for payment They have night time security car that drives around, but overall, I felt very safe in the community and general area. There is a random street behind the complex, that parallels the train tracks, where a few cars and RVs park out
