  These people are absolute thugs. Bottom of the barrel, will do anything to scrape money by you and steal from your deposit. We left our apartment be BEAUTIFULLY clean. I literally spent days cleaning it. They will charge you for everything and make up that you left things dirty! I have attached their “photos” included in our exit packet. Above all, this place screams quantity over quality. 1) notice how all of the before photos are in black and white and the “after” photos are in full color and detail? 2) please note the photos that I took the day we handed over the keys vs the so called “dirty” appliances we left. 3) they also inappropriately emailed the entire apartment complex multiple times telling women that wearing bikinis at the pool was not “family-friendly”. Are you kidding me? What about the half naked men running around?” 4) All of their cleaning is done in house, so they can make up whatever price they please. Notice on the invoice the addresses for the painting and the cleaning are the exact same, AND when you look up this “business address” it is a residential home. 5) they send you the lease renewal more than 7 months before your lease ends, and the lease offer is always significantly higher than whatever they would be listing your apartment normally. 6) Even if you live here for years, they force you to renew and sign a completely new lease every year to avoid the month to month that is required by California law after your year long lease normally ends. So if you finish school in the fall or winter quarter, you are stuck here for the entire year. These people absolutely do not deserve your money.

  Don’t bother to clean the apartment after the lease ended since they will still charge you cleaning fees $460 even after we cleaned and keep apartment spotless. Giving Parkside Apartment 1 since the surrounding is safe, clean and great location with street parking and bike cage.

  A really beautiful place to live, the staff is friendly and reachable, and the neighbors in the community are largely very friendly. A really good spot in terms of ability to commute to campus by foot or by bike, and the same goes for grocery stores, pharmacies, and downtown. Also really great access to the park. Unfortunately you cannot avoid the fact that this place is very expensive. They were kind enough to cancel my lease when I needed it, which is service not every place will offer you, but I was very disheartened to see my apartment put up for rent for $300 less than what I was paying. You also cannot remove these apartments from their location. It is a HOT SPOT for crime. Assaults (something I was a victim of) are not uncommon in the park and facilities surrounding the property. Just this past spring, some children were shot with a gun just about 30 seconds of walking away from the apartments. Theft is an ever present problem, and depending on the time of year, hundreds to thousands of dollars of property are stolen from the complex every week. There's a major problem with complacency when it comes to dealing with crime in Davis and it has permeated into this complex. It's mostly bikes and bike parts but I was also a victim of an attempted B&E. The people that steal from this place will steal anything, one time every bike at the bike rack I park at had their handle bar grips stolen. It's down right pathetic to be honest. It's really unfortunate because some of this property loss would be preventable if there was a secure spot to store the bikes. A 6 food fence that you can hop does nothing to actually deter theft on the premises themselves, but rather just focuses the thieves attention elsewhere on the premises. A major improvement would be putting some sort of roof on the bike "lockers" to prevent people from just hopping in, basically turning it into a cage. Most of the problems cannot be fixed except by a change in how the City of Davis conducts itself. So in short, this is a very nice place, but Davis doesn't deserve it.

  We lived for one year and it has been a wonderful year! At first the bad reviews were frightening. But all the staff were friendly and helpful and quite efficient. We loved the pool, the clubhouse and the courtyard. At the end of semester the management prepared food for students, which was rather warm. The kitchen was a bit old though, but was acceptable.
