I've really enjoyed my time at Parkway Terrace so far. Maria was extremely responsive during the viewing and application process and has remained so since I've been living here. Response times for maintenance requests are very fast! Victor is always helpful and friendly. The complex is always very clean and quiet. Would absolutely recommend Parkway Terrace!

I’m going into my second year living at Parkway Terrace. I met with Maria upon signing my lease and she has always been so helpful and great at responding so quickly. I had to reach out a couple of times when I moved in and Maria and Victor helped with my requests in a timely manner. I know some tenants have had issues with the lack of communication from the previous manager last year. The property made the right decision this year appointing Maria as the current property manager!
I moved into Parkway Terrace about a month ago and chose it because I liked the smaller community and more attentive and responsive management. I came from a much larger complex where management was not very helpful or attentive. So far, my experience has been really good. Maria has been very helpful and responds the same day. The complex is very clean and feels very safe and secure, which was my concern at my prior complex. The maintenance, cleaning, and management have all been very professional, super helpful and present. I also have a little dog and it is super convenient to have two dog parks inside the complex as well as a safe community to walk him around in. Overall, a good experience moving in and hoping to stay here long-term.
I’ve lived at Parkway Terrace for about 13 years, and I’m considered one of the newer long-term residents here. What really stands out to me is the strong sense of community — neighbors look out for one another, and it’s a place where families, professionals (both active and retired), and long-time residents coexist respectfully. My first connection to this community was through my mom, a retired teacher, who chose to move here.
The complex was built in 1970, and like many older properties, it has its challenges. Historically, response times to maintenance issues were slower than residents would like. That said, I want to call out improvements where they’re genuinely happening.
Since Maria Galvan became Community Manager, I’ve seen a real effort to improve communication and responsiveness. Management and maintenance — especially Victor and his team — are working harder to address concerns in a more timely and attentive way, and that effort deserves recognition.
No property is perfect, but the recent momentum gives me confidence that resident satisfaction is a real priority. I encourage anyone considering Parkway Terrace to talk with current neighbors about their experiences — you’ll see things have improved.
I lived there back in the mid 80's in upper corner unit number 319. The single bedroom unit was approximately 800 sq-ft in size and has a center wood beamed ceiling. Heating was electric (in the ceiling) and the fireplace was gas but started by electrical wall switch. Anyone living there now should use the gas fireplace to warm the apartment instead of using the electric heat, cheaper. Do not use real firewood in the fireplace since the vent only opens when the gas fire is turned on. Another apartment tried and they nearly burned the building down from what I was told. Plenty of closet space and fairly large bedroom. Never used the pool not sure if it was heated. Also I did not use the kitchen much, only my microwave. The location has a Fox Hills park across the street and within walking distance of the Fox Hills mall and easy access to the freeway. The drawbacks that I experienced include termite damage to the interior and exterior wood beams, no air conditioning (needed about two weeks out of the year), lower units BBQ smoke can enter unit if windows open, and when a city bus passes by the apartment complex my unit would shake simulating a small earthquake. Once in a while there was issues with ants, I mean freeways of ants. While I lived there the basement garage would flood when heavy rainfall occurred, there was a few incidents of apartments break in and also car break ins. The garage was gated but at the time I lived there the gate code was not changed when somebody moved out. My car was broken into (even with an alarm system) and the apartment manager's 911 had its wheels stolen, so that is how I know. They changed the gate code once their car was broken into. I installed a alarm system in the apartment. The apartment manager set it off one day, while I was at work, attempting to enter my apartment without giving me notice and left the door open. I do not think the locks are changed when people move out, so it might be possible for someone to make copies of the keys and that is why I recommend getting an alarm system for the apartment. Also avoid the lower units since when the plumbing back up their units would see the water from the units above. Seems like a lot of negatives, but 99 percent of the time it was a decent place to live. You get use to the bus-quakes and the air quality was good (at the time). Sorry about this long winded review.
