  A commendable job and performance by Josh and his team. We decided to make one of the biggest decisions of our life and purchase our first home. It was a difficult and daunting decision, but after speaking with Josh we felt we had found the right person to lead us through this most challenging process. He was very knowledgeable and instilled confidence from beginning to end. Moreover, he was patient and took the time to educate us throughout the process. To better highlight Josh would be through his strong work ethic and swift closing of our first home, 16 days to be exact. Our experience was nothing but pleasant. Again, thank you Josh for helping us in the purchase of our first dream home!

  Joshua Silva and his team are amazing! They have helped my mother and I out several times. Josh really knows how to take the fear and anxiety out of buying a home, and I would recommend his services to anyone looking to buy or sell.   Josh Silva made selling and buying a new home so easy. He took the stress out of everything from beginning to end. Because he also handled my loan the whole process went so smoothly all I had to do was focus on packing. His dedication in making sure everything was handled quickly and in my best interest was so greatly appreciated. Josh was always available to answer questions and always explained everything in detail. He is the best and more importantly he is honest and cares about his clients. You won’t be sorry if you use him for any of your real estate needs I promise.

  Mr. Silva has helped me on two occasions and will use him a third if the time arises. First was our home purchase in Yorba Linda. A true dream home that already had multiple offers which did not deter Josh. Not sure how he broke through to the seller's agent but we ended up with the home at asking price and was not even the highest bid! He prepared us and had all the ducks in a row to make us the most attractive bid and it worked out. Josh provides a total vertical service and procured the loan and got us into our dream house. Fortunately and unfortunately 2 years later we had to sell the same home and move as my business pivoted. We felt a bit frisky and put a high asking price just to test the waters...none of the comps supported it but the house was such a gem we all thought if we found the right buyer it will all work out. Well in one weekend we had and offer and closed THREE WEEKS LATER. Boom. This guy is GOOD!

  I first meet Joshua Silva at one of my Open Houses in Indian Wells. He was looking at homes in the desert for his family. As a realtor I couldn't help but ask a few questions. What do you do, where are you from? Josh gave me a card and said I'm the hardest working Lender you will ever meet. Nothing could prove to be more true. I have sent Joshua every file that other lenders have said "It can't be done." He always finds a way for his clients. No only for he find the way, he makes the process clear and easy on the clients. In a day and age of the easy way out, Josh really always dives in and puts in the work. I think that why they always, without fail, call me back and say, "Wow Joshua is amazing." Cheers.
