The headline is I love this building, and it would be a 5 star review on the management and infrastructure alone. However, I am (somewhat unfairly) leaving a low-star review, since I read reviews before moving in and I wish someone would have highlighted the absolutely out of control loudspeaker use by buskers in this area. I was totally ready for noisy bars, motorbikes, revellers - but they don't hold a candle to the buskers. I had no idea the street performers would show up at all hours of the night with sound systems that turn the corner in front of Winners into an impromptu live music venue.
But first the good part - this is a beautiful building with large, gorgeous, well maintained suites. There is minimal inter-apartment noise, and the staff and management are extremely responsive and professional. Deveraux are the best management company I've ever dealt with. There's heat and AC, dishwashers, large balconies, a gorgeous view. It's secure, and it's super clean, and it's in a great neighbourhood. In many ways it's the perfect apartment.
However, and this is in NO WAY the fault of the building or the management company, I can't really recommend it because of the noise from the street performers. Not like, random people with an acoustic guitar, which i actually love - but people who bring huge loudspeakers and drum kits and perform in the middle of the night, at a volume that dwarfs the bars and nightlife in the area. We're talking singers, electronic artists, full bands, street preachers, every week, at any hour, sometimes daily, with the sound infrastructure of a touring band and nothing to stop them from deploying it on the street outside your window.
For example, every Friday and Saturday night from about 9PM to 3AM, you get uninvited live music that makes your apartment sound like a nightclub (even with the windows closed). In the summer, this happens on weeknights too - people will roll up and blast their act from 10 PM to 1 AM on the regular. And I'm not even including the various street preachers who go for hours on Saturdays, during which time you can't open your windows or be on the balcony because it is just too loud.
But whoever it is, and whatever they're doing out there, one thing to know is that it will happen at top volume, and there is nothing you can do to stop it. Bylaw enforcement doesn't work after hours. You could call the police if you wanted to, but who wants to do that. Besides, they're usually out on the street alongside the performers and just ignoring them, so it probably won't help anyway. You really just have to tolerate it. And if an environment where surprise live performance happening all day and all night sounds like a nightmare, you DEFINITELY don't want to rent here.
Again, none of this is the fault of the building. If anything, it's actually a testament to how well-run the building is that people put up with it. It's such a great building that I personally think it's worth wearing noise-cancelling headphones 24/7 (for now anyway, I don't know how long I'll last). But also worth noting is that I'm on one of the top floors; I have to imagine it's only worse as you get closer to street level.
Anyway, genuinely don't let me scare you out of renting, because it might not bug you as much as it does me - but before committing, make sure you come down to this intersection at least once to hear the lungs on the Saturday afternoon street preacher around 2pm, and then hang out to see whoever is performing outside Winners Friday/Saturday between 9PM and 3AM, and ask yourself - could I handle this every night of the week? If you can't, then you should probably look elsewhere.
