  As a landlord who entrusted both a condo and a house to this company, I highly advise others to look elsewhere. Despite their high rating—which appears to be driven by tenants who are thrilled that every maintenance cost is passed directly to the landlord—my experience was financially devastating. After all their deductions and hidden fees, I received only about 65% of the approximately $59,000 in rent collected. The lack of transparency and communication is staggering. I was blocked from accessing the owner management portal for nearly six months under the excuse that they were "in a transition," leaving me feeling as though I had lost control of my own properties. Furthermore, they completely failed to hold tenants accountable during turnovers. Their move-out inspections were incredibly careless; they missed multiple issues, and I eventually had to replace an entire condo floor due to severe pet odor that went completely unaddressed. They hit the landlord's pocket directly, charging a massive 25% markup on all repairs and even on new appliance installations executed by their preferred vendors. They clearly count on you not having the time or energy to challenge them or pursue these issues. They have leasing fees, renewal fees, NR6 statement fees, markup fees, ad fees and various other charges; you will find yourself constantly counting fees on your statements. The biggest red flag is their contract structure. They lock you in for the entire duration of a tenant's lease plus an additional 30 days. If you terminate the agreement or choose not to renew, they either take the tenants with them or force you to pay a massive penalty. They rely heavily on aggressive, high-pressure tactics to force contract renewals just to keep extracting fees. Make sure you read every line of the fine print before signing anything. I strongly recommend choosing smaller property management companies in Calgary that do not charge maintenance markups or trap you in these restrictive, anti-landlord contracts.

  Worst property management company I've ever seen. Incompetent and really bad attitude. Don't waste your time or money. Lot of other COMPETENT companies out there.

  I had the pleasure of consulting and working with Vicky recently. She was helpful, informative and has a great can-do attitude. Her pride in her job and City Search was evident which is always nice to see.

  My experience with City Search was excellent. The rental agent I worked with, Ashwin, was incredibly professional, knowledgeable, and attentive throughout the entire process. He went above and beyond to make everything smooth and stress-free, and his dedication and expertise really stood out. I couldn’t be happier with the service I received and would highly recommend both Ashwin and City Search to anyone looking for a great rental experience.

  Worked with Janice last year. She was slow with follow up and initially almost didn’t seem interested in showing the place. Whatever, the condo was good, so my colleague took possession. Since then there has been no follow up, no making sure that the place is ok. First time he heard back from Citysearch was to ask him if he is looking to renew. He was open to staying if the price was adjusted based on current market, to which Citysearch said that no, they couldn’t do that. THEY THEN LISTED THE CONDO AT LOWER PRICE THEN WHAT HE IS PAYING NOW!!! Like a used car salesman, these guys (barely) care about the initial sale and forget about you until they are forced to reach out.
