  This review is coming from a tenant that has lived in this complex for 8 1/2 years. Life here was great and the front office has always been great aside from the past 30 days. We recently bought a home & broke our lease; Paid $2,100 + $4,400 for a lease termination fee. That’s fine & dandy. We were told during our pre move out inspection that everything looks okay & we did NOT have to paint the home as they use DIFFERENT color codes in their updated apartments. Now they are trying to charge me $800 for a FULL repaint of the apartment which is unfair as the end of life for paint is 3-5 years. Given, one of the rooms was re-painted the wrong color; I can acknowledge that. Now for the real kicker. $1,466.36 for a WHIRLPOOL fridge that is fully operational aside from the cheap button face that was rubbed off (it’s 8 1/2 years old) from general use. The cooling works in both the freezer and the fridge as well as the ice machine , doors & water output. Point being. Rent from this place if you’d like to have a nice, safe complex that will only screw you over in the end after giving them dozens of thousands of dollars and assurance that everything will be okay when you move out.

  Great spot, close to everything. Olivia and her team keep the property impeccable and the apartments and patio are very spacious. I've been at the property for over 2 months and so far smooth sailing!!! If you are seeking a quiet, secure atmosphere with excellent amenities and a helpful staff, Pima Canyon is the place. Thanks Olivia for making me feel welcome and at home from the first day we met.

  Move in process was smooth and all the staff at the office helped me answer all my questions before and after i moved in. I fell very welcomed to be part of this community

  It can be hard moving somewhere new and wondering if you’re going to enjoy living there. Obviously, you want the cheapest rent possible, but that often comes with the longest lease. I remember touring Pima Canyon with Rose and being really impressed by how clean the property was and how friendly she was. It was the first place I toured when moving to Tucson for work. I looked at six other nearby apartments after, and none of them lived up to the impression—or expectations—that Pima Canyon left with me. I’ve lived here for over a year now and have truly enjoyed my time. I’ve never dealt with pests, leaks, or plumbing issues, and I’ve always felt safe. I really appreciate the gated entry that locks at night and adds an extra layer of security. I’ve used the pool about a dozen times. As someone who grew up with community pools, it’s exactly what you’d expect—clean, heated in the winter, and secure. Pima allows residents to have dogs, so you may occasionally see droppings around the property—it happens. That said, management does their best to remind residents of the rules, and the facilities and maintenance team work incredibly hard to keep the grounds clean. No place is perfect, but Pima Canyon comes pretty close. I’m happy to say I just extended my lease for another year, and it was one of the easiest decisions I’ve made in a long time.

  Living in this community has been a 10/10 experience! The staff is incredible. It is extremely clean and the pool, jacuzzi, and gym are always in great shape - I have never seen mold, trash, or bugs anywhere. It is a great environment that you will love. I could imagine having a better place to live for school. You will not regret renting here!
