Living here for 2.5 years was absolutely wonderful. I never had a single issue. The units are clean, modern, and spacious. The community itself is beautiful and quiet with really lovely amenities. The location is safe as well as convenient. I loved being so close to so many things.
Rose in the office truly makes this place feel like home. She’s always warm, welcoming, and such a pleasure to talk to. Any maintenance requests were handled quickly by two of the nicest guys, which made everything stress free.
I was genuinely sad to end my lease here, and I’d come back in a heartbeat if I ever needed to rent in Tucson again.

Community is very quiet and has a good fitness center. The pool is great for doing laps during the day. It is well maintained and staff were wonderful! I would recommend this community to anyone looking for some peace and quiet. A good mix of residents- mostly professional, WFH, military, students, and retirees. The units are well insulated from outside and neighbor noise and the community is well lit at night.

We have lived here for almost three years. This place is beautiful, large square footage, high ceilings, extremely large porch with two sets of double doors, entry from the master bedroom and living room.
Olivia is fantastic to work with, excellent people skills, she was very helpful with our transition to Tucson.
Maintenance is fantastic, super nice

Absolutely not worth any of the hype. The introduction price may be ok, but after the 1st year, they gouge you.
Not to mention ALL the items they tack onto your rent.
At first it was rent, water, rec fee and trash. Now: rent, water, trash, rec fee, trash, admin, parking, grounds keeping, and smart fee.
They expect you to be on time all time. But, if you ask them to take care of a pest problem (wasp nest) never happens.
They keep saying they are making improvements. Guess who pays for that?
The maintenance crew is the only good thing about this place. They are fast and kind.
The company itself could care less about their renters. When my spouse passed I was still expected to pay on time despite being a newly single mother just days apart.
Honestly, save your money find somewhere else to live.

Pima Canyon’s lease is designed to trap tenants. When I needed to move out 3 months early, their “early termination” cost ($7,580) was higher than just staying and paying for the empty apartment ($5,310).
Because of these punitive fees, I ended up paying for a unit I wasn’t even living in.
During this time:
• Mail Tampering – While I was still paying rent and legally occupying the unit, my mail was removed from my locked mailbox without my consent. Pretty sure this is a federal offense… I mentioned on email to them that my mail box was empty. Then, on my move-out day, all of it mysteriously reappeared.
• A new tenant started TEP and Xfinity service on August 1st and disconnected my services while I was still paying rent until August 8th.
Other serious problems:
• Neglected landscaping and overgrowth recently.
• A single mom friend of mine living in the same apartments with her 3 year old discovered mold in their unit, yet management refused alternative housing and broke her lease, leaving her displaced. They charged her for breaking the lease on the 4th after telling her she could break the lease with no penalties and then sent her to collections on the 8th.
• Excessive fees everywhere: late fees $200, key replacement $50, lock-out fees $200, animal deposits $350, monthly admin fees.
• Aggressive and Unfair Collections: Just five days after I moved out and only 2 days after receiving my final move out statement, while I was still emailing back and forth with management over the charges, they sent it to a debt collector. They didn’t even give me a fair chance to resolve it directly — which is incredibly aggressive and damaging given that I had been a good tennant at Pima Canyon for 2 years and had paid my rent and bills on time every month.
Most apartment leases offer flexibility, job relocation clauses, or domestic-violence protections; Pima Canyon offers none. Their model is designed to extract maximum profit through penalties and turnover, regardless of tenant circumstances.
Their apartments are modern and aesthetic and some of the nicest in the area. But if you had mold issues, would it really matter? The hot tub is often broken, the water pressure in the units is super low and the water temperature is locked at luke warm and can’t be adjusted. I had multiple issues with scorpions crawling up my shower drain.
So just some things to consider if you are thinking of living here.
