Resident for more than a couple of years. Cathy is not the problem at Las Brisas, she's just a person doing a job. The real bad actor here is the wealth management team that manages Las Brisas. I'm not even sure they are aware of how poorly their decisions affect the residents. These people are cheap. They will hire the cheapest third party vendors and opt for the cheapest equipment when it comes to replacements. The laundry machine third party and package locker third party are bad. There was one period where someone had access to the package locker system and could push prank package notifications to residents. I have not used the washing machine app because I refuse to and what does a washing machine need an app for anyways? But the app for washing machines isn't really an issue, the real issue is that the washing machines and dryers are cheap and break often. Also, did you know that you have to pay 30 dollars a year for each pet, on top of the pet fees in your lease? All so that a third party can harvest your pet data and try to sell you pet insurance. Disgusting. It really cannot be underscored enough how slimy and creepy these third party vendors feel - it's not right that residents are being made to hand over their data as a condition of residence.
Crime is bad in this area. I think people should really understand how bad this neighborhood is before moving here. To get an idea drive around and look at some of the bus stops in the middle of the day in a ~1 mile radius. What comes with this neighborhood are: people walking through the parking lot and checking cars for loose items and unlocked doors at 3-4AM in the morning, dumpster divers often, random passed out dudes in the dog park on weekend mornings, odd cars parked in dark areas in late hours, loud subwoofer passerby's, people who are not apartment residents using the apartment amenities (these people are actually the most rude and confrontational out of all the ones listed above believe it or not), calling the cops and have them tell you to inform security, calling the cops and not have anyone actually show up or get dispatched for your emergency, and drug addicts everywhere (if you walk to the store or anywhere really).
The walls in the apartments are paper thin, not sure about the casitas. The water gets randomly turned off during the day with no notice. Stuff will break often because it's cheap, like your dishwasher, faucet, parts of your toilet, etc. The maintenance, electrical, and groundskeeping are all fine. I will even say that the office people here are fine, they are all just trying to do their job. The higher ups are too far removed from the services being offered and residents would be better off with 'dumb' options for less cost.
You are on your own if you move here. Management will continue to try and gouge you for every nickel, dime and bit of information that you have, while simultaneously not caring about your objections. Tucson and the police may not come to your aid in this neighborhood because there is a lot of crime and this is a poor neighborhood.
