EDIT:After posting this review, apartment management briefly responded, and then deleted their response. That alone speaks volumes. It appears the goal is to bury honest feedback beneath the wave of 5-star reviews that are being generated immediately after maintenance requests are completed. Sending out automated review prompts after basic maintenance doesn’t reflect the overall resident experience. Transparency matters, and deleting responses instead of addressing concerns only reinforces the issues raised in this review.
I moved into San Marquis on January 11, 2025, and the issues began immediately and never stopped. What initially appeared to be a decent complex turned into constant problems with security, maintenance, management, and transparency—from move-in all the way through move-out.
Security & Property Conditions: The College Ave gate is frequently broken and left open, making the “gated” community claim misleading. Because of this, homeless individuals regularly enter the property, go through trash, and have slept near the pool area. Police are on site often. During my final week living there, multiple cars had their windows smashed, which further highlights the ongoing safety issues. I’m grateful I moved out before things escalated further. Dog waste is consistently left around the grounds, and water regularly overflows onto walkways, contributing to unnecessarily high water bills.
Amenities: The business center is only accessible during office hours, and the printer is usually out of ink. The gym is very small and comparable to a basic hotel gym. The pool smells strongly of chlorine, and the jacuzzi is uncomfortable due to its rough surface.
My Unit & Maintenance: My move-in inspection resulted in a 12+page report documenting numerous issues including ripped carpet, stained countertops, doors not closing properly, cracked shower flooring, missing caulking, and overall poor cleanliness. I initially had no hot water, and my heater did not work for two days.
From the start, my washer was extremely loud with an aggressive spin cycle. I submitted multiple maintenance requests for small leaks, which were ignored until the washer eventually leaked throughout the front of my apartment and ruined my expensive comforter. Only then—after several days—was the washer replaced.
The air vents were full of construction dust. After being told maintenance could not help, I paid $800 out of pocket for professional vent and apartment cleaning and was never reimbursed.
Garage Issues: The garage is frequently inaccessible. My car and bicycle have been locked inside multiple times, including being locked out for three consecutive days, with no timely response or resolution from management.
Management & AMC: I was told prior to signing that there were no monthly fees, only to discover mandatory valet trash, maintenance, and parcel locker fees at lease signing. The parcel locker system is essentially a money grab—I received only three packages there during nearly 10 months of residency. Complaints are ignored, AMC management is unreachable, and accountability is nonexistent.
Pets & Safety: The pet situation is unsafe. Aggressive, untrained dogs are allowed under loosely enforced “service animal” claims. One dog jumped from a second-story balcony to attack my service animal. Management’s response was to ask if the other dog was okay and suggested I walk my service animal off property if I felt unsafe.
Move-Out & Refund: After moving out, I was told my refund would be mailed. After two weeks of waiting, I followed up and was told the check had been sitting in their office the entire time. During my move-out inspection, I was told the apartment was extremely clean, yet I was still charged a cleaning fee, which makes no sense.
Final Thoughts: From move-in to move-out, San Marquis Apartments has demonstrated poor management, unsafe conditions, ignored maintenance, and misleading practices. I would not recommend this property to anyone—especially pet owners or those expecting basic transparency and responsiveness.
