    Headline: Systematic Tenant Exploitation & Breach of Contract - Professional Warning As an MD/PhD professional who keeps meticulous records, I am writing this to warn anyone considering Cabrillo Apartments. They operate on a predatory business model designed to "harvest" tenant deposits. 1. Price Discrimination & Pushing Out Loyal Tenants: I lived here for over 19 months. Upon renewal, they hiked my rent to $1,668, while listing the same unit online for $1,604 with an additional $1,000 move-in credit. They intentionally push out long-term residents to flip units and initiate their predatory move-out charging process. My neighbor’s unit sat empty for 4 months because they’d rather lose rent than keep a loyal tenant at a fair price. 2. Blatant Breach of Signed Lease (The "Smoking Gun"): My signed contract (Standard Damage Addendum, Page 37) explicitly states that after 19-24 months of residency, repair charges are pro-rated at 50%. Despite my 19.5-month residency, they billed me 100% for painting and carpet repairs ($280 and $150). This is a direct violation of our legal agreement. 3. Absurd & Redundant Charges: They charged a $150 cleaning fee PLUS an $85 "extra dirty" fee, AND $200 for "bathtub resurfacing." Is a deep cleaning not enough for a bathtub? This is not maintenance; this is an illegal attempt to renovate their property using tenant money. 4. Gross Management & Safety Hazards: During a pest inspection, they pulled out my heavy electric stove and REFUSED to put it back, saying they’d "be back next time," leaving my kitchen dangerous and unusable. They also forced a "mandatory roach treatment" on a clean unit, forcing us to clear all cabinets for a treatment that never even happened. Complete incompetence. Final Verdict: They lure you in with a "Move-in Special" only to extort it back—and more—when you move out. I have filed a formal dispute and will be taking this to Small Claims Court for double damages per A.R.S. § 33-1321. SAVE YOUR MONEY. STAY AWAY.| They don’t even know what unit type their tenants are living in! The billing amount ($280) is for a 1-bedroom unit, but we live in a 2-bedroom unit (contracted at $320). More importantly, they completely 'swallowed' the 50% proration discount promised to long-term tenants on Page 37 of the lease. This isn't just a clerical error; it’s a fraudulent attempt to extort money by ignoring their own signed contracts. Absolute incompetence and dishonesty!

    I’ve been dealing with a move-out balance issue for over 7 months now, and it has been nothing but frustrating. I was told in writing by Jayden and Farrah that everything was cleared and that I would be getting a refund. Then two months later, I was told something completely different and that I was being charged again — for no clear reason. Since then, I’ve been told different things by multiple people, ignored on follow-ups, and basically given the runaround. One person says one thing, then someone else says the opposite. No one takes ownership, and nothing actually gets resolved. I honestly don’t even know if I owe money, if I’m getting a refund, or what’s even going on at this point because no one will respond to my emails. The office staff has clearly been unable to handle this, so at this point I want someone from upper management to step in and actually fix this move-out balance issue. After over half a year, I just want to be done with this property.

    If I could give a negative review I would. DO NOT MOVE HERE. THEY WILL TAKE YOUR MONEY AND YOU WILL NEVER GET IT BACK. Everything looks fine from the outside, but you havbe no rights. There is black mold, air conditioners that don't work and make noise all night, the towrl hanger on the bathroom wall - literally fell out because the wall was wet. Even worse than that, they don't do background checks. I ended up renting from a professional scammer. Hetr name is Heather Cochlan and she harrassed me non-stop from when I moved in and I finally got a restraining order on her, but she kept my deposit of $800.00 and bought a car with it. IThe people there would not help at all. They dididn't want me to sign the room mate release form until my things were out and then when I had nmoved, they said they could send it. Then on the last day of the month they said - "no we handed it to you" - after they sent it to me in email.
