    Still a horrible apartment complex with management that is heartless and don't know what they are doing. We had pest control in are apartment because there is still a HORRIBLE roach infestation and a few days later we got a notice that management would come and look at our apartment to very that it was clean. So we cleaned our apartment and waited for them to come and inspect. They didn't show up not once but twice! So I sent them an email kindly asked them to not leave a notice to inspect our apartment unless they were absolutely sure that they would show up. I would like to be in my apartment if they are in my apartment. So tonight after I get home from work there's a notice of termination for 5 days from now. Tomorrow I plan to go to the office and have a chat because I feel like this is retaliation. I also got an email from cox internet a week or so ago stating that I needed to switch my internet over to a new resident even though my lease doesn't end until May 22nd! I also feel as if they've signed a lease over to another resident and are trying to push us out early. DO NOT RENT HERE. It will be the worst decision you will ever make and I should have listened to the reviews the first time.

    The move in process was seamless and everything was clearly explained to me. Bernadette was so kind and helpful. My unit is perfect and the community seems awesome! I'm happy I chose this complex :)

    The staff is extremely rude idk the black ladies name but I went in to talk about how to get into the gym and she just stared mad at me and unprofessional called me a liar and I showed her every key she gave me and still called me a liar I was there too I know what keys I got I was never ever given a key to the gym she was extremely rude and didn't even try to be nice I didn't even do anything but walk in

    My experience at Valencia Park was exceptional, largely due to the outstanding service provided by Nataly. Her professionalism, approachability, politeness, friendliness, and prompt communication during the application process was the primary reason I chose this community over others in the area. The property is kept in great shape with lots of green space and nice landscaping. Residents benefit from a spacious pool area and stunning evening views of Camelback Mountain and Papago Park. It’s also really close to the light rail and bike paths, making it easy to get to downtown Tempe, downtown Phoenix, and Scottsdale. I often biked to those areas or took the light rail to go shopping. I worked from home while attending ASU, and the location was both peaceful and convenient for school. The administrative and maintenance teams are consistently courteous, ensuring a secure and responsive living environment. My repair requests were usually fixed within 24 hours, and one urgent issue was even handled in less than two. I used the gym every day, and the volleyball and basketball courts were beautiful. There is also a really nice park on-site. Furthermore, the management fostered a sense of community through regular resident appreciation events. Regarding pest control, I encountered only a few isolated incidents over the course of a year, which seemed linked to neighboring move-outs. Keeping my place clean prevented any real problems. Overall, Valencia Park was a welcoming place that truly felt like home.

    This is my honest review of the Valencia Park after living here for two years. It is certainly a beautiful property the contracted groundskeepers do a phenomenal job of keeping it clean and well maintained. The pool is very nice and The location is well situated for someone like myself who works at the airport. The whole property is surrounded by a high wall which minimizes foot traffic that seems to help with the crime. That is about where all the positives end. We have had roaches in our apartment even before we moved in and the best management can do to handle these pests is fogging which sends them deeper into the walls only to come back out weeks later. In the gym most of the machines are broken and there are some creepy individuals that lurk around and stalk women who use it. They seem to always been changing the amenities locks so I keep having to go to the office to get new keys. The parking lot is first come first served. You can only pull straight in otherwise they'll tow you. Assigned covered parking is $20/m The layout of the parking lot is somewhat haphazardous with dangerous blind corners and tight 90 degree turns that usually result in near misses. The actual one bedroom unit is somewhat small and has a weird floorplan with the only bathroom in the bedroom. So your guests will have to go into your private bedroom to use the restroom. The windows are not very secure either. The provided locks really don't do anything. I have vaulted ceilings and the window that is above is either dirty on the outside or has paint on it. I put in several work orders on it but they refuse to fix it stating that their vendor cannot service them. There is no in unit laundry for most units some do have combination washer / dryers but they don't work well. The laundry room overall is not too bad. The machines work well 80-90 percent of the time and it seems clean and sanitary. The real issue I have with this complex is the property management company. They seem to be hell bent on draining my wallet. They charge all manner of fees. Seriously! Base rent is around $1100. It ends up almost being $1300 when everything is said and done. Speaking of fees The first Christmas I spent here they threatened to evict me if I didn't pay them $150 + Tax for a pair of shoes they said I left on the porch! I tried to pay my rent with a certified check and they refused it because of this bogus fee that isn't even remotely in the lease! They then proceeded to charge me late fees and serve an eviction notice till that was dealt with. I had to pay over $300+ in unfair ridiculous fees because I was acting in good faith towards them. They also charge $77.50 for something called "RUBS?" When asked the leasing agents could not explain what it was for just that it was there. In March 2026 my paycheck came 4 days later than the 1st. I explained this to them, accepted and paid the $50 late fee. I did not argue as I understand legally there is no grace period after the 1st. I fully paid them with a credit card also paying the convenience fee on the 4th and they then served me a 5 day legal notice on the 5th and added another $36 onto my then zero balance. I had to pay another convenience fee to straighten that out or else incure more late fees. The leasing agents were unhelpful in resolving the issue. The multiple managers I've seen work here have always hid in their office and refuse to speak to me directly except for one. Christina Gonzalez was really good to me when I first moved in and Natalie Armenta aswell. Everyone else was either unhelpful or rude including the ai text bot. There is also a clause in the lease where they can use your likeness in future adverts and promos with or without compensation. Another thing to think about. Respectfully, When my lease is up I will be gone. I will be warning my colleagues, family and friends to stay away if they value their wallet, sanity and a roof. It's a shame because I really want to like it here, but I need to understand it's a business not a community. We are not residents, just consumers..
