    Living at Lumara Apartments has been an incredible experience, especially as one of the very first residents to call this brand-new community home. Being among the first tenants after the grand opening in June 2025 felt truly special—everything was untouched, pristine, and thoughtfully designed. There’s something unmatched about walking into a space where every detail is brand new, from the modern finishes to the luxurious amenities. It set the tone for what has been almost a full year of elevated living. As a private chef and content creator, one of my favorite features has been the kitchen. I instantly fell in love with the space—it’s modern, spacious, and perfect for bringing my culinary ideas to life. I’m truly grateful to have a place where I can be creative, film content, and continue to grow my brand right from home. From day one, the leasing team made me feel welcomed and valued. Amanda, the leasing manager, was the first to greet me and introduce me to the Toll Brothers concept behind the property. She took the time to walk me through everything with care and professionalism, making the move-in process seamless. The entire leasing staff has continued to be outstanding throughout my stay, always approachable, responsive, and genuinely invested in the resident experience. I also want to give a major shoutout to Mishna, Chris (ACM), and the maintenance team. They have been exceptional—quick to respond, attentive to any concerns, and consistently ensuring that everything runs smoothly. It’s rare to find a team that is both efficient and personable, and they truly go above and beyond. One of my favorite parts of living here is the sense of community. Lumara does a great job of bringing residents together through events shared on the app—everything from fitness sessions and nutrition workshops to fun game nights. It creates a lifestyle, not just a place to live. As a dog-friendly community, it’s also been amazing for my dog Zion. He’s made plenty of friends, and it’s been great connecting with other pet owners in such a welcoming environment. Overall, Lumara Apartments has exceeded my expectations in every way. From the luxury living experience to the incredible staff and vibrant community, it truly feels like home. Being part of this community from the very beginning has been something I’ll always appreciate.

    I have been living here since July of 2025 and it has been a great experience living here. We were the first people to be in the unit we are in which usually comes with some issues, which were not present here at Lumara. All of the employees are very personable and are very helpful in the move in process. There are lots of amenities that have made the time from last summer til now fly bye. Definitely recommend touring with Aiden, he is very responsible.

    Moving into this complex has been a complete nightmare. What was promised during the tour is a far cry from the reality of living here. During my tour, I was promised an extra $750 concession. However, right before signing, they claimed it was a "miscommunication" and retracted the offer. I was shown a smart lock with pinpad functionality during the tour. After moving in, they refused to activate it. To make matters worse, the key fobs frequently fail, leaving residents frustrated and concerned about reliable access to their own homes. The soundproofing is non existent honestly worse than many older apartments I’ve lived in. You can hear everything from your neighbors. I was told the garage would be ready 3 days after I moved in. It’s been 3 weeks, and it’s still not accessible. They mismanaged my $500 refundable deposit by mislabeling it as "non-refundable," then tried to charge me an unauthorized monthly fee of $39 Every employee gives a different answer to the same question. There is zero accountability. This management is unprofessional and deceptive. They will tell you anything to get you to sign, but they won't honor their word once you’re in.

    Masterclass Property. Top-Tier Management: As someone who works in the multifamily industry and has lived in more “luxury” apartment communities than I care to admit, I don’t give praise lightly. That said, Lumara North Phoenix is truly exceptional. First and foremost, the community manager, Amanda, is absolutely top tier. Her attention to detail and dedication to curating the resident experience throughout your entire tenancy is remarkable. There’s no canned corporate response when you email with questions or concerns, Amanda is a genuine leader, and that authenticity clearly reflects in how beautifully this community operates. Her team is happy, welcoming, and engaged, and the resident events are actually tailored to what people want. Considering the size of the community (400+ units), it’s impressive how pristine and well-maintained everything is at all times. My mornings usually start with a run down to the lounge for a nitro cold brew, and sometimes I swing by the bodega for a sweet treat to go with it. I’ll admit something else: I’m an apartment connoisseur and historically I rarely use amenities at the communities I live in. Lumara completely changed that. Their setup simply doesn’t allow that kind of behavior. I’ve used nearly every amenity here multiple times. The spaces actually pull you in. Whether it’s playing pool in the lounge, getting a quick workout in because the gym space is so inviting, or hosting friends for pizza night outside while watching the newest season of The Bachelor before jumping in the jacuzzi, it all just works. Everything about Lumara feels intentional. The design, the functionality, and the flow of the spaces were clearly thought through. The residents are wonderful as well, respectful, friendly, and they take care of the community. The pool is never a “spring break” scene, and that’s because the team here genuinely cares and enforces community standards with professionalism and a friendly touch. Dog owners will appreciate the pet park too, it’s always clean, never smells, and fellow residents respect the space and clean up after their pets. I’m also currently working remotely and use the co-working space daily. It honestly feels like I’m working out of a corporate office in Biltmore or Kierland. It’s stunning and extremely functional. I could go on about how beautiful the property is, but the one thing that truly sets Lumara apart is the team running it. They are responsive, professional, and genuinely invested in the residents. Emails are answered quickly, work orders are handled promptly, and nothing ever feels brushed off. If Google allowed a 10-star rating, I’d give Lumara 20/20. This is truly the best place I’ve ever lived. And let’s not forget, Toll Brothers is in a league of their own when it comes to quality and design. This is the second Toll Brothers community I’ve lived in, and they consistently exceed expectations. For anyone reading reviews while deciding where to live: take the occasional negative comment with a grain of salt. In my professional experience, the communities that maintain high standards and enforce them consistently sometimes receive criticism from the small minority who simply don’t like being held accountable to community guidelines. That doesn’t reflect the day-to-day reality here. Lumara team, you’re brilliant. Thank you for creating such an incredible place to call home. If you’re considering living here, don’t hesitate. Just move in.

    ABSOLUTE DISASTER. Lumara is, without question, complete trash as an apartment community. The building is brand new, yet it is plagued with constant mechanical failures, broken amenities, and some of the most incompetent property management I have ever encountered. The fire alarms alone should tell you everything you need to know. In just five months there have been at least 9 fire alarms going off inside my unit, often at early morning or late night hours. That does not even include the alarms constantly sounding elsewhere in the building for no apparent reason. At this point the alarms occur so frequently that they have lost any credibility as an emergency system. Residents are repeatedly woken up and forced to deal with disruptions because the building simply cannot maintain its own systems. The problems go far beyond the alarms. The gym in this brand new building flooded and had to close. That is something you would expect in a decades old property, not a newly constructed building. The pool and spa are constantly closed for repairs and resurfacing. Amenities advertised to residents are routinely unavailable. The gates regularly break and stop working, forcing residents to deal with ongoing access issues. The garage door malfunctioned and slammed down on my car. The key fob and keyless access systems repeatedly fail. The hot tub is constantly broke. Maintenance requests routinely take weeks to be addressed. The valet trash service is another joke. Residents pay about $35 a month and the trash is rarely picked up consistently. The underlying issue is the management. The property manager, Amanda Rand, runs this place terribly. Emails routinely go unanswered for weeks. Issues require repeated follow ups just to get a response. Two employees quit within the first few months of the building opening due to harassment and discrimination within the management team. Corporate management is no better. When I escalated issues, the response from corporate was generic and dismissive, essentially asking me to identify problems that had already been repeatedly documented. The only person who deserves credit are Juan from maintenance. Unfortunately they are the only people trying to make the place function. Otherwise the experience here has been chaotic. The building systems constantly malfunction. Amenities are frequently closed. Management is unresponsive. Residents are expected to tolerate all of it in what is supposed to be a luxury community. For a brand new building, the number of structural, mechanical, and operational failures here is astonishing. Avoid Lumara unless you enjoy living in a place where alarms go off at all hours, amenities are constantly broken, and management treats basic habitability issues as optional.
