  *DO NOT RENT HERE* I lived at Granite Bay Apartments for approximately one year and what I experienced was completely unacceptable. The apartments are PACKED with multiple families living in each. Roach Infestation: The unit had a severe roach infestation that was never properly addressed during our entire tenancy. We submitted multiple maintenance requests that were marked "completed" without anyone ever showing up. When I provided proof that maintenance had entered the unit the same day they claimed they couldn't complete service, management went completely silent. The infestation was so bad we had to treat our new home to prevent transferring it. Noise/Habitability: The noise from upstairs neighbors was unbearable — constant stomping and running so loud and forceful the foundation would shake. I suffered migraines for an entire year. Noise complaints were submitted repeatedly and went completely unaddressed. Management ignored them entirely. Move-Out Charges: When we moved out, we were hit with an inflated bill exceeding $1,000. After I disputed the charges in writing with Arizona law citations, the balance dropped dramatically — multiple times in a single day — eventually falling to $191. This alone tells you everything about how legitimate those original charges were. Pet Deposit Fraud: We paid a $600 pet deposit that management is now refusing to refund, claiming it is "non-refundable." However, when pressed to show the lease language saying so, management could not — instead pointing to a brochure and a move-in cost sheet, neither of which are legally binding under Arizona law. This dispute remains ongoing. Communication: Emails go ignored. When they do respond, you get referred to court. Management shut down all communication and refused to provide supervisor contact information. If you've been wronged by this property, the small claims court filing fee in Maricopa County is under $100. It is absolutely worth it to hold them accountable. Don't let them bully you into paying charges that aren't legitimate.
