Unfortunately, this is a property that lost its way some years ago and they never quite regained their footing. I imagine a severe lack of budget and out of touch management both contribute greatly to the overall apartment atmosphere. Absolutely do not move here. You will thank me. I don't even know where to start. Maybe I'll start with the good because there isn't a lot. The pool: Amazing. Good sized and renovated. That's one of the few things here with renovation. Although there's nowhere to use the restroom - you and your guests have to sneak back to your units to use the restroom. The Post Code: You can't ask for a better locale. It's literally in the middle of everything. It isn't worth the troubles here, though. Cleo is the only shining light at this property. She is a joy to be around and puts out a great energy. I only go into the office when I know I can deal with her and her pleasant demeanor. I do hope she sticks around. The not-so-good: Management on-site This community has gone through three Managers since I moved in less than a year ago. The first manager was on her way out and was on auto pilot. The second one was null and void and I couldn't ask simple questions without feeling like I was talking to a stiff rigid lawyer. ME: Is the sky blue? HER: Well, it isn't not blue. It has a haze to it. It doesn't seem purple. Let me check with my Regional and get back to you on that. I haven't met the third manager yet, but she seems like the Great OZ, she seems to only exist on paper. The Assistant Manager with her can't be bothered, massive attitude also strongly kills the energy in management. She likes to communicate with you only from a moving golf cart because she happens to be passing you; Picking up a phone and calling me about a topic is too much work for her. (I've lost three packages while living here. Delivered to someone else and one of them was a precious birthday gift from my mom). Water shutoffs The water is shut off here at least once a month, sometimes more. Every time it is shut off and you complain they will promise that they are nipping it in the bud and that the problem is permanently fixed. This was five shutoffs ago. The building is old and decrepit and the pipes will never be fixed. Smoking This property is officially non-smoking as indicated in the lease we all sign. This means absolutely no smoking in the units or in any of the common areas. I smell smoke every single day here. There is a smoker in my building who lights up both pot and nicotine and it all chimneys up into my unit trapping it. Literally trapping it. I can't open my windows for fresh air and it seeps through every crevice in my unit. It's really sickening and management will do nothing. The problem has gone on for six months with no solutions. I take my hat off to the people I see walking to 42nd street to have a cigarette; they are following the rules and I thank them. But generally speaking, this is not a smoke-free building, not by a long shot. Do not let them lie and tell you it is.

We lived at Greenspoint for about one and a half years, and we had a very pleasant stay. The community is well maintained, and the maintenance team was excellent—always quick, professional, and helpful whenever we needed anything. The front desk staff especially Cathy was very welcoming and friendly, which made living here even more comfortable. One of my favorite amenities was the pool area, which is a great place to relax and enjoy time with family and friends. Overall, we truly enjoyed our time here and would definitely recommend Greenspoint to anyone looking for a nice place to live.

I had the absolute pleasure of working with **Cleo Davenport** during my apartment approval process, and I cannot say enough wonderful things about her. From start to finish, Cleo was the definition of professionalism, knowledgeable, attentive, and incredibly supportive. What stood out the most was her genuine compassion. Cleo truly listens, makes you feel heard, and treats you with kindness every step of the way. She goes **above and beyond** to ensure you feel welcome, informed, and confident throughout the process. Cleo is simply a beautiful person inside and out, and her dedication shines through in everything she does. I’m so grateful for her help and would highly recommend her to anyone looking for someone who truly cares.

Where to Begin? We lived here for five years before recently moving out. Overall, this community was a safe, convenient choice for us—especially with dogs—but a few frustrations left a lasting impression. The Positives: Maintenance was phenomenal—truly the highlight of our experience. Mario and Vince were always quick to help, professional, and dependable. They handled every issue with patience and skill. The office team was also friendly and accommodating—Kathy was consistently great, and Susan was an absolute sweetheart. The Negatives: The exhaust vent in our hallway/kitchen was a nightmare for the last six months of our lease. It leaked every time the AC ran (which, in Phoenix, is nearly nonstop). Maintenance came repeatedly to drain it, but the problem was never actually fixed. It felt like management was waiting for us to move out before replacing anything. The issue clearly stems from poor funding by the complex, not the hardworking staff. After move-out, we were charged $109 for a “professional carpet cleaning”—even though the carpet didn’t need replacement and we left the apartment spotless. Isn’t turnover cleaning part of standard procedure? Frequent water shut-offs (at least twice a month) were another headache. This one’s on the city, but it’s still worth knowing before you move in. The infrastructure is old and won’t be replaced anytime soon. The gates? Barely functional for most of our five years. Convenient when you’re in a hurry—but not great for security. Speaking of which: no cameras anywhere. None in parking lots (where a neighbor’s car was stolen) or near the gates. Cabinet quality: 2/5—cheap and flimsy. Dog park: great idea, terrible smell.

The amount of cockroaches I have seen while at this apartment complex is ungodly.
