Okay, I’ve been living at Circa for almost a year now, and here’s my honest opinion the good, the bad, and the ugly.

The Good:
Staff:
This is my third apartment in the Valley, and I have to say, the staff here is on point. Aaron, Hannah, and Jenny from the front office are always dressed professionally and in a good mood. But it’s not just the front desk the maintenance team is hands down the best I’ve experienced. Service tickets usually get resolved within hours, and the longest I’ve ever waited was maybe 24 hours.
Location:
If you’ve been wanting to live the “walkable” lifestyle, this is it. Safeway, McDonald’s, Starbucks, Taco Bell, Jack in the Box, Dutch Bros, Chipotle you name it, it’s all under a 10-minute walk. Your literal neighbors are the Phoenix Art Museum, CVS, and the Burton Barr Library which, by the way, is probably one of the best libraries I’ve visited in the U.S.
High Ceilings:
Only the 6th floor has 13-foot ceilings, and let me tell you, these aren’t your average “high ceilings.” Out of all the apartment complexes in this pocket of downtown, this is the only one offering ceilings this tall. If you’ve never lived in a place with 13-foot ceilings, you don’t know what you’re missing. It just feels incredible.
The Price:
I pay about $1,650 for a 1-bedroom (not including electricity and internet), and that includes fees. In this location, with these features, that’s a gem.

The Bad:
This apartment complex is almost perfect, but there are a few things that really need improvement.
Coffee Machine:
Honestly, I wouldn’t even say this place has a coffee machine. They use a basic Keurig, and it’s only available during leasing office hours.
Pool Area:
The pool has so much potential, but it’s honestly the saddest pool I’ve ever seen. Everything is old and gray chairs, tables, sunshades. Plus, there’s a fence around the pool that makes it feel more like a jail yard than a relaxing space.

The Ugly:
There isn’t anything truly ugly at Circa, but if I had to pick something it’s the gym. The two bench presses are old and broken. There’s no squat rack, no pull-up bar, and the dumbbells max out at 35 pounds. The gym is honestly trash. And it’s a shame, because it has an amazing sunset view. If they invested even $3,000, it would completely change the vibe and usability.

Final Thoughts:
Circa is an amazing apartment complex if you’re looking for great pricing and unbeatable location. But the amenities just aren’t there. If the management invested less than $10k into a proper coffee machine, two new benches, a squat rack with a pull-up bar, and a refresh of the pool furniture this place would easily be a 10/10.
Until then, I’d rate it an 8/10. And yes, I’m renewing for another year. Definitely a hidden gem. If I had to choose between Muse, Portrait, or Circa—I’d still go with Circa.
