    I lived here 15 months. In those months, maintenance would just walk into the house with out even introducing themselves. The front offic is harder to get ahold of that my dad who walked out on me 30 years ago. The property only looks good because it is new. We were told that the valet trash was optional, then were told that we had to pay the 25 dollars a month for someone to walk the trash 30 feet to the dumpster. The valet trash people would go weeks without picking up our trash yet we still were charged for it. Our neighbor got a dog and would leave it outside for hours on end in the heat with no shade and no one from the property or security would do anything about it. Several residents race up and down the street in their clapped out cars with loud exhausts. The pool was always swarmed with outside guests throwing parties all night. The "gated" community is pointless if the gates are always broke. For nearly 3,000 dollars a month this expirence was absolutely atrocious. I havnt even brought up the 800 dollars in vague "damage fees" after i moved out. The only thing wrong with my house was holes from pictures and wall mounted televisions. We even cleaned the house and still had to pay 150 dollar cleaning fee as well as a 30 dollar fridge filter weather you replaced it or not. The last 15 months have been a horrible living expirence. I would have more joy in my life from just burning the nearly 45,000 dollars i paid to Avilla to live at this property. Please avoid. Save yourself the headaches. Pay attention to the 5 star reviews being from people that only looked at the property on day and didnt actually sign a lease and live here.

    NEVER lets you pay rent on time and always adds on late fees , the app supposedly “crashes” the rent isn’t the amount they say it is, maintenance just walks into your house as if they own the place.

    Avilla Magnolia was the worst “luxury” experience i’ve had. From homeless people breaking in (actually just walking in because the McDonalds gate is always open/broken), to people stealing your packages, I would stay away. The Circle K and McDonald’s neighboring the complex attracts homeless that dig through your trash bins at 2 am and the gas station brings loud cars to the area. Dogs are allowed to freely bark, and there has been multiple unleashed dog incidents. Nothing was done, the dog continued to roam unleashed. Why even have security if they only monitor during daytime hours?
