I had a situation with my rent getting paid with flex and while offering me solutions I felt like Bryan and Marlena were rude and talked to me in an unprofessional manner. Additionally they do not answer the phones and the door is often locked to the office but insisted on arguing with me on them being there but they were not.

Before you think about living here, you should know that no matter how much you take care of the apartment, they're going to charge you at least 500 dollars when you return it. I returned mine cleaner than how they gave it to me. They also charge you for the paint they're going to use to paint it for the new tenant. And if you don't pay, they want to send you to collections.

I was looking into renting in this place but after I read all of the reviews and noticed that there are repeated issues reported by different residents over the past 3 years, I changed my mind and decided to give them zero rating just because having repeated complaints from different people over the course of 3 years, meaning that property management don’t care about resolutions and don’t respect residents or future clients so I figured to support those clients with the same complaints and punish this property management very well to bring their ratings to One star till they hit the bottom and all of them get fired and the owners go bankrupt so that they learn who’s the boss now. 👍🏼 Residents and clients are the Boss. management and owners have to go above and beyond and Do whatever it takes to satisfy them not the other way.

If breaking lease rules, fighting for parking, and extra fees during and the exit of your lease - then this is your place! Definitely read the reviews! If I could give zero stars I would. The parking situation is terrible. There are units that have more vehicles than people. The vehicles never move and of course, park their vehicles close to their units so you are having to park far from your unit. And if they need to move one of their close vehicles they trade it out with their covered vehicle. Constant battle! Yes, you get one covered parking spot. But if you are a family with 2 vehicles - you will be fighting for parking. And the complex answer to resolve issue is to pay additional cost to get a parking spot. No, will not! Residents are constantly breaking the lease rules from car maintenance, washing vehicles, quiet hours (especially when the cops show up constantly to the same units) etc… And watch your monthly balance details - small fees are always increasing. And when you leave the complex - expect to pay hundreds for cleaning fees, backyard fees, and paint fees - even for the smallest details. They basically want the unit look like it’s brand new, which is impossible. I should had charge the complex that I had to clean the unit prior to moving in cause it was filthy and the damages that we repaired prior to moving in. And if Mother Nature affects the unit - be sure to clean that up too (bird poop on patio, tree branch broke, and dust on exterior door and number plate). And good luck with the office - had several communication issues during our lease with getting back and even up to the last day there. I was even disrespected with bringing a concern up on billing. The boy was not understanding us when we explaining him our concern. And even told me to “calm down” - I wasn’t even at that point. It was explaining and him not wanting to take what we and our insurance was stating to him. I’m glad to be free from that complex, but the frustration was absolutely insane. I will never recommend Avilla or any type of these complexes due to how they operate. Their focus is on money NOT people. Overall, I DO NOT recommend Avilla!!!
