    Trust the 1-star reviews! I regret not listening and ended up paying my roommate 2 months rent to leave early. Come by the pool on Saturday, listen to the rap music blasting and stench of weed and you'll understand what I mean. The community has gates but the homeless hide in the bushes and sneak in when they open. Expect to find them sleeping in the hallways and asking you for money while you are walking to your car. They use the pool showers to take baths in the morning! Parking here is a nightmare. There are assigned spaces, but the overflow/guest spots are 100% taken up by residents with multiple and abandoned cars. Cars get tagged but never towed. The spots are also extremely narrow. My car has so many dings from people slamming their door into mine. Most of the dogs owners here are responsible, but the ones that aren't ruin it for everyone else. My hallway neighbor lets her dog pee on the carpet in the hallway every day. The others let the dogs take dumps outside and don't pick it up usually near entrances. Packages get lost and stolen every day in the community parcel center. FedEx/UPS gets lazy and will leave your packages on the doorstep of the clubhouse which get stolen by the homeless. The 'management' here consists of a cadre of 20 something year old girls who main job, as they told me, is to collect rent and do tours. Any problem outside that scope they want you to call the police. Now I understand why I see Phoenix PD here every other day! I literally moved a few blocks away up Thomas and it's a night and day difference for the exact same amount each month. Do not say you weren't warned!

    Had a tour with Kaitlyn recently and couldn’t have been a better experience with her super friendly and knowledgeable of the property I highly recommend living here!

    I would give Callia Apartments zero stars if I could. This is by far the worst place we have ever lived. The walls are extremely thin, and you can hear everything your neighbors are doing, especially living on the first floor. We made multiple complaints about excessively loud neighbors, and management did absolutely nothing to resolve the issue. It made living there very frustrating and uncomfortable. There were also frequent instances of non-residents sleeping outside the building, which made the environment feel unsafe and poorly managed. Parking is another major issue. It is extremely limited, and if you have more than one vehicle, you will likely have to park far outside the community or struggle daily to find a spot. Management was very unresponsive overall. They rarely answered the phone, and when issues were brought to their attention, they did not take meaningful action or provide support. When we moved out, we made sure the apartment was spotless. Despite this, we received a bill for over $2,000 claiming they needed to repaint the entire unit, replace the carpet, and clean. These charges were completely unreasonable given the excellent condition we left the apartment in which was normal wear and tear. I would strongly discourage anyone from living here. Our experience was extremely disappointing, and I would not recommend this community to anyone.

    I had lived here for a year and regretted it. This place has more cons than pros. Don't believe the 5 star reviews. they're obviously paid or influenced/coerced to do. The Management here is absolutely atrocious. They don't care about you and will make your life miserable here. You can never get a hold of them and even if you go in and talk with them you get the worst attitude ever from them like your inconveniencing them and get the most generic answer back for your problems. and when they say they will get back to you, no they won't. You have to be on them! Move out was a horrible experience. They didn't give me my security deposit for 3 months. Maintenance declined over the course I lived there. They couldn't fix my ceiling fan after multiple work orders to the point where they just gave up and would just close my tickets. Parking here is a joke. If you have friends/family to visit, they will have to park outside the community cause what little visitor parking spots there are are snatched up immediately by someone else. They won't let you purchase an additional spot or garage. They even have trash dumpsters in visitor spaces, talk about an oversight. And they are VERY aggressive with towing here. The truck comes everyday multiple times a day. Oh and the gates beep every time they open, so don't live right next to a gate if you want to keep your sanity cause it's a revolving door here. The fees that are tacked onto your bill every month is robbery. You have to pay for the community utilities but that seems to be a 'normal' thing here in AZ for renting I guess. Expect an additional $200 on top of your base rent every month. Amenities are ok. if you use them. but I lived in the furthest building from the leasing office so no amenities really to use. The pool was in the shade almost all day. The apartments have very thin walls. I luckily lived in a corner unit on the top floor so the only noise I would hear was the a/c units on the roof and all the cars/sirens/homeless people on the streets. The lack of insulation in these apartments from the street noises was the main reason I left, it was just so loud to the point I thought there was a window open or a seal not properly done. But I can imagine what others go through that are fully surrounded. Everyone always slams their doors. and stomps ( had a friend that lived on the third floor and his upstairs neighbor was a menace with their walking). Even if you're a deep heavy sleeper I think you would still struggle to live here. and the apartments are very cheap. They look nice at first glance but the floors scratch easily and peel/bubble, the cabinets are cheap and not soft close, the dishwasher rusted all the time on the inside and had to get the racks replaced multiple times, thin walls, the bedroom was ironically hotter than the rest of the apartment (like 5 degrees hotter), the water pressure here is HORRIBLE! I'm not sure why it's so weak cause I even talked to maintenance and they were gaslighting me to say it was normal but it definitely isn't. I didn't handwash dishes cause it was so weak. Filling up the tub took an eternity. Taking a shower felt like dribbles. you can seriously turn the faucet sideways on the sink on full blast and the water wouldn't even make it out of the sink. I'll leave this review with 2 pros. The patio space was nice (if they're not already rented out to pigeons) and the closet/pantry space was nice. thats it. Everything else, just don't live here. save yourself the misery.
