Monthly HOA fees of $180 come with the following issues:
1. frequent power outages,
2. flooded streets
3. homes plagued by nightmare builder mistakes.

Absolutely terrible!! That is the best way I can describe our experience purchasing a Toll Brothers home at this location. The building process was flawed from the beginning and getting Toll Brothers to repair anything is next to impossible. The warranty team is entirely incompetent, as are the superintendents. It has taken us MONTHS to get a water leak repaired, which has rendered our bathroom inaccessible. We have taken days off work to be here for the repairs only to be told (after we ask for an update) that someone forgot to schedule the crew. The process is a joke. If you’re looking for quality and peace of mind through the home buying experience, this is not the builder for you.

If you’re looking for average customer service during your build process followed by radio silence after you close with no resolution to a plethora of problems - this might be the builder for you.
The lack of communication has been an issue from the beginning, sales agents and construction managers do not appoint someone as their point of contact for coverage when they are out of the office, whether it’s 1 day or over 2 weeks.
From our kitchen island having to be entirely reconstructed after close, to drains failing to be installed and drilled out correctly and water lines not being connected which delayed appliance installations and forced us to pay for a second installation, to wavy and warped walls throughout the entire house, and having to have our living room wall torn out down to the studs for over 3 weeks (still not finished) and reframed (Toll Brothers does not believe in straight lines or 90 degree angles - close enough is good enough for them), the poor workmanship and blatantly disrespectful attitude as well as lack of response from our construction manager, Nate, has been entirely disheartening. Something as simple as 3 scratched windows that were reported within a few days of closing were not even addressed for over 7 weeks, however the construction manager managed to neglect to address 2 of the 3 windows in that process. He will avoid multiple calls and texts regarding our wall that has been ripped out and not repaired correctly for multiple business days in a row and not provide us any sort of update on subcontractor scheduling or any plan for a resolution.
I am not one to leave a poor review. We have given Toll Brothers every benefit of the doubt the last 3 months and reached out to multiple people for help, but now that we aren’t getting a response, we are forced to pursue other avenues so our brand new build house can become a livable home hopefully sooner rather than later.
Think twice before going under contract here and definitely get a framing/pre drywall inspection (we wanted to but were told that “as long as it passes their inspection they won’t be changing a thing”) as well as a pre closing inspection. Good luck!

Buyer beware! I am a homeowner in this community and can attest to the other reviews that speak to the poor quality of construction and workmanship at this Toll Brother's location. The superintendents are not responsive and often overlook items that even an untrained eye can spot. During our build process, we had to point out significant flaws and issues that the superintendent was unaware of. In our experience, the superintendents here at Toll Brother's (including those on the warranty team) are not interested in repairing or properly correcting items after close, contrary to what they say. We have submitted several warranty tickets, including a recent ticket due to our shower leaking into the wall (a serious issue) and we have not heard from them in over a week. We have had numerous issues and defects that a home buyer purchasing a new "luxury" home shouldn't encounter. Don't let the "luxury home builder" ruse fool you. The quality of construction here is awful, and certainly no better than any of the other home builders out there. In fact, we purchased our former home as a new build with another builder and had a much better experience. The truth is there are better builders out there and those builders (such as Fulton and even Lennar) do a better job at ensuring quality in their construction.
Update: We are still working with the warranty team to repair the damage in our bathroom. It has taken months, and unfortunately we are still dealing with it. The lack of communication and miscommunication (when you do get a hold of someone) is absolutely terrible.
Update: After months of waiting and numerous calls to put pressure on the warranty team to finish the repairs, the repairs are complete. However, not even a day after the tech put the bath spout back, we had water pouring out of the spout. Rather than waste our time any further with Toll Brothers, we repaired the spout ourselves.

Toll Brothers in general has shown to be sloppy at their latest construction work. Talk to the Candence residence about their experiences before looking here. Many of the builders and contractors are between this site and there.
