Management lied about their rental application. Still haven't been refunded. (3 months now)
Just another apt property with horrible management practices.
I would not recommend renting here due to ongoing maintenance issues and unprofessional handling of tenant concerns, both during my lease and at move-out.
During the summer, my AC would not cool below 80°F despite being set to 75°F. I submitted three maintenance requests over approximately two months, and each time I was told the unit was “working” and that nothing was wrong. The thermostat clearly showed otherwise, and the apartment remained uncomfortably hot throughout the summer.
Months later, maintenance acknowledged that there was in fact an issue with the AC, confirming my earlier complaints. This admission occurred without a maintenance ticket being created, meaning the issue was never properly documented at the time it was reported.
When I attempted to resolve the situation, management offered to pay only half of what was owed and presented it as a “done deal,” despite the extended delay and dismissive handling of the issue.
At move-out, additional problems arose. I was charged for carpet replacement even though the carpet was left clean and showed only normal wear, with no stains, burns, pet damage, or odors that would justify replacement rather than cleaning. I was also charged for a key fob that I was never issued, as management required an additional deposit to receive one, which I declined.
Resolution of these charges was routed to an out-of-state resolution department, and communication felt designed to discourage written disputes rather than fairly address concerns.
Due to the pattern of unresolved maintenance issues, lack of documentation, and questionable move-out charges, I have contacted the Arizona Attorney General’s Office to report these concerns. I would encourage other tenants who have experienced similar issues to document their experiences and consider reporting them as well.
We moved to Southern Avenue Villas in July, 2022. The first year was good. The start of 2024, the entire complex went downhill. It doesn’t matter if you have bad credit, this place is yours with a hefty deposit. We left our apartment pristine and were charged with outdated 5 year old carpet and replacement of bathtubs. They are as outdated as the carpet! They are extremely slippery when wet and they don’t allow tub grippers. Hey here is a big brain idea…try replacing the floors with non-slips floors! We were moving out in broad daylight and our expensive leather office chair was stolen while we were going for another load. And for god sakes, don’t use the jacuzzi as it’s the homeless bathtub during the night. By the way our unit was an ADA with accessible counters and bathrooms. There was no walk in shower and good luck with the slippery repainted bathtub floors. If you have a handicap car parking sticker, don’t bother parking in one of those. The complex doesn’t care about the American Disabilities Act, they make sure every illegal alien has priority! Lastly, the management doesn’t care about customer service. They themselves are as depleted as their complex!
Don’t rent here.

Horrible experience
Funny after I called the company that represents you after you leave and told them. They didn’t agree with your so called charges. And you forgot my pet deposit.
And no reply about the stealing of my 200.00 office chair in the middle of the day.
Or the thugs upstairs from me
Bum’s coming in and using the hot tube
No restrictions on the handicap parking
Charged for a refrigerator seal that was already ripped.
Lowered your credit score so anyone can move in
I would look somewhere else people
All my friends that moved out

Beautiful Apartments!!! I can only speak of my experience moving here. They recently opened a new building a few weeks back, the leasing staff has been very kind & accommodating. My place is beautiful and well built. I’ve experienced no issues and the community seems quiet and pretty full. Couple minor things I’ve noticed though. 1. Front gates can be a hassle for guests coming in, you either have to tail gate someone who lives here or try to figure out the pin pad thing which has an endless lists of names 2. I meticulously read all of the previous reviews and have noticed some crickets outside at night but it is monsoon season and they really weren’t a nuisance. 3. The complex is very full and I have noticed a few sketchy looking people walking around so if you remember to lock your doors and look both ways you should be fine! (the Mesa Police Station is literally like 500 feet to the west). I look forward to spending the next year here!
