    Tides on Southern/ Saltera Apartments. Between the water being shut off atleast twice a week, roaches everywhere, pigeon infestation, ignorance of maintenance calls, hot water being shut off, kids screaming outside, thinnest walls ever , and rude and completely unhelpful front desk and management , This place is border line inhospitable. I genuinely think if you are deciding whether you should move here or not you would find more satisfaction in being homeless. A/C does work good but everything else makes for a sub par living experience. And if you are moving in be prepared for an email inbox full of water shut off notifications. (I have close to 100 different water emails in the 6 months I stayed here) I have read many different reviews of people having worse experiences than me, It seems management have no care whatsoever for residents and their safety and health. I was expecting some sort of compensation or really anything for the hot water and lack of response to maintenance calls but I was wrong. I cannot reccomend enough to not live here.

    To Whom It May Concern, I am a current resident of Saltera Apartments, formerly known as Tides on Southern. I am writing to formally document and complain about the ongoing and repeated water service interruptions at this property, which have reached an unacceptable and potentially unlawful level under Arizona landlord-tenant law. As of this month alone, water service has been shut off more than five times, often without any prior notice by phone, email, or written notice posted on residents’ doors. Most recently, residents woke up to no running water with no advance communication from management. In addition, there have been repeated periods with no hot water available. Under Arizona Revised Statutes § 33-1324, landlords are required to maintain rental properties in a fit and habitable condition, including providing and maintaining access to essential services such as running water, hot water, plumbing, and sanitation. These ongoing disruptions present serious habitability, hygiene, and sanitation concerns, particularly during colder weather. I personally have a compromised immune system, and the lack of consistent access to water has negatively impacted my health and well-being. Access to running water and hot water is a basic habitability requirement, and these repeated outages render the unit unsafe and unsanitary. Additionally, when these water shutoffs and plumbing failures occur, residents experience significant and unexplained increases in their water bills. Many residents have raised concerns that they are being financially burdened for water usage issues and leaks that are beyond their control and directly related to the property’s failing infrastructure. Several residents have reported these billing concerns, along with the repeated water outages, to the City of Mesa. This issue is not isolated. Over the past year alone, there have been 10 or more documented water-related incidents, including shutoffs and flooding caused by plumbing failures, some occurring during holidays. Resident reviews and online complaints consistently cite water outages as a major and unresolved problem at this community. Numerous residents have reportedly felt forced to break their leases due to these conditions, which should not be necessary or reflected negatively on a tenant’s rental history. Additionally, I have spoken directly with one of the contracting companies dispatched to address these issues. I was informed that the plumbing problems are repeatedly being “patched” rather than properly repaired, and that the water system itself requires replacement. The frequent use of different contractors further suggests that this is a known, ongoing infrastructure failure rather than isolated incidents. At this point, the recurring loss of water service constitutes a material noncompliance with Arizona Revised Statutes § 33-1324 and may trigger tenant remedies under A.R.S. § 33-1361 if not promptly corrected. I am requesting immediate corrective action, written documentation detailing how this issue will be permanently resolved, and assurance that residents will receive proper advance notice for any future interruptions, as required by law. Please consider this letter formal written notice of these concerns. I expect a timely written response addressing how management intends to bring the property into compliance with Arizona’s basic habitability standards and prevent further disruption to residents.

    This was my first apartment, and even though I've had a lot of good memories here, there are a lot of issues with the complex. Starting off with the good, the move in process was quick and easy. I haven't encountered much of the staff, but the staff I have interacted with were helpful and kind and answered any questions or problems I had. My neighbors in the same building seem to be nice as well and always help me out, and overall I feel safe being in this complex. My apartment isn't infested with roaches or bugs but I think this is because my neighbor is spraying the outside my apartment which I appreciate. I don't know what some of these people are talking about when they say they pay about $2000 for a one bedroom apartment because I live in a 1b 1b and pay like $1300 and it's an updated unit. And I pay whatever it says on my lease + utilities. I haven't been paying any hidden fees or have been charged with anything. The AC also works really well and the appliances do too. Never had an issue with electricity being shut off. The bad part about this place is mostly just the quality of the apartments themselves. The units seem a little old and honestly need to be PROPERLY remodeled. I got a renovated unit with hardwood floors and upon moving in I noticed that the entire floor is slightly water damaged. There is dried white paint splatters all over the floor I can't seem to get off and you can tell we got the landlord special. Everything is basically just painted over with white, walls not even sealed properly, drawers very loose and falling off the hinges. The window in my bedroom isn't even fully on the wood if that makes sense? Like the bottom part of the window that should be attached to the wall just isn't and it's just slightly floating and not sealed at all. The sliding doors to the patio just do not make sense and were installed the backwards. There's no fans, ceiling lights, or even a microwave. But in all fairness, I did look at the unit before move in and didn't notice it until I moved in and got a reallll good look at everything. Whoever they hired to "renovate" the bathrooms did a poor job. The bathtub "tiles" are just poorly painted over plastic it seems and the first time I cleaned my bathtub, paint was chipping off of the tiles and the tub and I was being as gentle as I could to avoid it from happening but it just chips off so easily you can see the old paint job. I don't think they even used the correct paint for it because I've never ever seen a tub chip like that. Water is shut off so much I got a few gallons that I always fill with water just in case. The walls are super thin, I can hear everything going on outside, dogs howling for hours, people walking, quiet conversation, random fireworks, etc. I live next to the dumpster which is convenient but is slightly annoying because the garbage truck will come by early in the morning and it's SO loud. I've woken up a few times in fight or flight mode thinking that someone's car exploded or a bomb just went off kind of loud. The people in my building are cool like I said but there's been a lot of times where I come home and it seems like someone messed with the stuff on my porch. I've had someone leave their dirty pair of men's boxers right in front of our apartment. Another time there was a ton of trash right in front of my unit. It was an entire meal of Dave's hot chicken and it looks like they ate it and decided to just...leave the trash on the floor... but oh! At least they remembered to brush their teeth afterward because they also left a used toothbrush along with it. And people don't pick up after their dog which is very unfortunate. I have a small blind senior dog and I gotta have constantly watch where's she walking because she's almost walked into dog poops the same size as her. Overall: 2.5/5. Staff is helpful, usually a quiet complex , met some nice people. But the quality sucks and there's many inconsiderate neighbors.

    This place is the worst! THEY CHANGED NAME CUZ THEY GOT SUED former tides on southern! Loud kids! Water off all the time multiple times a month! Terrible conditions looks nothing like the pics! Trash everywhere ! Pigeon infestation GROSS !Infested termites & roaches. They suck you in two leases they change how things are done all the time. They say things that are on the lease that don’t exist. You could never talk to any managers you could never get a ahold of CAM management. They will tow your car when it’s not supposed to be when you pay monthly. They take forever to fix anything and never gets completed
