I lived in Delano for 2 years and it was nothing but problems. To make it easier I have broken down the specific problems we had. When we moved in we immediately regretted signing here due to the amount of problems.
Bugs:
Starting from day 3 when we lived there, bugs started appearing. We had lots of cockroaches coming from under the fridge and bathroom. No matter what we did, the bugs kept coming. The building required us to do 2 different “large spray treatments.” We had to take everything out of our cabinets for a “treatment.” The property manager assured us that they would pull back the fridge clean and place a trap on the back that would absolutely 100% get rid of the bugs in her words. She also told us that they would spray inside the cabinets. However, they never even came to spray, we know this because we had a blink camera and it never went off. When I complained to the property manager, she told me that they had been to my unit, a lie, I called her out and she made them go back for a second time. Sadly they only placed a trap and did a general spray, nothing that warranted all the prep work the build required from us. Unfortunately, this did absolutely nothing, and the cockroaches remained. There were mornings before work that I would see and kill up to 10 cockroaches. Nothing we did ever fixed this issue and it was the main reason we left this place, when we moved we were terrified that they followed us.
Apartment layout/ space:
This 600 square feet apartment is a joke. There is absolutely no storage, only one closet that is the laundry room, with only one rack for clothes. Our water heater was also in the closet so that took up a significant amount of space, and if you are lucky enough to get the water heater in the wall there is an exposed pipe that takes up space in the bedroom. In the kitchen if you don’t have the breakfast bar, you only have 4 cabinets that are very high up, and only two spots of countertop space. The building is also very old as it was built in the 50s or 60s. They have never truly been remodeled. They merrily put bandaid fixes to make it appear newer but never truly fix the problems.

Maintenance:
Maintenance takes forever to get anything done and most of the technicians are inexperienced and not very good. We had one of our lights out and we weren’t able to change the bulb ourselves, maintenance came and said they needed to order a new one and never did. They would break things or cause a small flood to replace a faucet. Our air condition went out twice, the first time they tried to fix it, it took 4 separate times trying to fix it. Emergency maintenance never responded even though the area in front of my unit was flooding due to multiple broken sprinklers. When they finally did respond they said that's a landscaping issue and hung up on me.
Management:
I mentioned a bit earlier in the bugs section, but the property manager was never really helpful and would lie to your face with a smile, to put your mind at ease but never truly address the issue. She would send out annoying emails yelling at the residents to not have things on our porches. She would hire people to fix things around the property but never hired a company that actually did a good job.
