Flew 2700 miles to move in and my unit was not move in ready. The unit was dirty, unfinished walls, reeked of pet urine smell inside and outside, multiple items not working. The onsite manager Sarah quickly addressed the issues and had maintenance paint and clean the unit. However, after 4 days, some items are still not working and the interior still smells of pet urine, despite their effort to deodorize the laminate flooring. The exterior is currently being addressed so I hope the urine smell is eliminated after they complete the soil/turf replacement.

If your idea of luxury living includes poor office communication, broken amenities, a security gate that rarely works, and unreturned security deposits, then this is the community for you.
My time leasing at Villas on Ash was an extremely unpleasant experience. Due to constant staff turnover, nothing ever gets followed up on. Masina is helpful and tries to assist residents, but the property manager, Sara, has extremely poor communication skills. Emails routinely go unanswered.
Maintenance is equally unreliable. I waited over 10 months for a cracked window to be repaired while water leaked into my unit every time it rained. Numerous maintenance requests were closed out without the work ever being completed. The front security gate rarely functions and provides no real sense of safety. I know this firsthand as someone who was actively fleeing the police hid outside my front door at 1 a.m. This situation could have been avoided if the gates were actually secured.
To make matters worse, after moving out I have yet to received my security deposit, nor any itemized statement. This is well beyond Arizona’s legal 14-day requirement.
You may have a pleasant onboarding experience, but for residents who stay longer than a year, the conditions and management only get worse.
If you expect basic communication, completed maintenance requests, functioning security, and your deposit returned on time, I strongly suggest looking elsewhere.
I would give zero stars if I could. Here is my advice to anyone looking to move here. The office staff will try their best to limit your views of the property. If you appreciate a pool, have them bring you inside the gate. Check the cleanliness of the pool, dip your hands in the hot tub, check the (dirty) counters of the grilling area, see if the center courtyard is flooded or if the trash barrels are overflowing. The units are very poorly built which is why they narrow their tours. There is no firepit or 24/7 gym or real maintenance that knows what they're doing. Zero operational plans. They cycle though maintenance staff like paper towels at a BBQ joint. The do NOT maintain. At most they have a maintenance backlog weeks long, if they can fix your issue at all. The only time they do ANYTHING that might be perceived as an improvement is when Norton Karno, the property owner, is due to show up. I've lived in five different luxury apartment complexes and this is anything but luxury. Keep in mind that this complex is also directly next to Sam's club and the Sam's club tire shop which causes noise 7 days a week. If you have pets, inspect the dog park. It will likely be soaking wet and/or overflowing with poop and trash. Access to Sunset park is probably the best amenity of the complex, unfortunately the vindictive staff often padlocks and chain the access gate. I understand security, but please, when your front gates work a few days out of the month locking an access door is futile and vindictive.
It's attractive to have your own house with your own space, but take it from me, there are FAR better complexes for the same or better price point. CalAm's business is trailer parks, not luxury rental communities. CalAm was contracted by a California Oligarch that's invested in trailer park properties that prey on the poor. He is also the owner of the poorly managed Villa's property. CalAM and the Staff at Villa's have NO incentives to make capital improvements beyond what's absolutely necessary. The office staff is rude. I HIGHLY recommend reaching out to Maricopa Country Environmental services under the FOIA to obtain past inspections and complaints on this disaster of a property.
I highly recommend looking into both CalAm as a management company AND Oligarch Norton Karno before you decide if this is the property for you.

Honestly not too sure what the bad reviews are about. I had a great move in experience, as well as a great experience with repairs so far. Masina and Sara in the office have been super helpful and quick to respond to my questions, and Martin with maintenance has been on top of things. Things will break no matter if you rent or own. Great, quiet community, and basically brand new units. I love living here so far.
