Just moved in and the staff was extremely helpful from the front desk to the maintenance people. Very respectful and amazing to work with. The move in was easy and painless. Thank you for a new start on a new jerney.

My experience at Maddox was deeply disappointing and, in my opinion, unsafe and inconsistent for my family. To be fair, the only consistently positive aspect of this community was the maintenance team. Whenever service requests were submitted, they were generally responsive and professional. When we first moved in (July 2025), everything seemed well-managed and in good condition. However, shortly after, things began to change. During the short time I lived there (July through January), management changed three times. That level of turnover created disorganization, confusion, and a lack of accountability. Communication became inconsistent, and new restrictions started being implemented. For example, the clubhouse hours were changed, restricting access from 10:00 PM to 7:00 AM. I regularly needed to use the desk/work area for office work during late hours and was no longer able to do so. Additional restrictions were also imposed on the pool area. On one occasion, when my family came to visit, their children were denied access to the pool because we were told we could only have two guests. I have always followed community rules, so situations like that were frustrating and embarrassing as a resident hosting family. We constantly received emails reminding residents to leave trash in designated areas—even though we consistently complied. At the same time, the trash collection setup requires residents to leave trash in the hallways for pickup, which frequently caused strong food and garbage odors in the corridors. The smell could be overwhelming at times. There were also frequent strong marijuana odors in patios and common areas, which impacted our ability to comfortably enjoy the property. On two separate occasions, I personally witnessed individuals sitting in their vehicles appearing to be passed out or intoxicated, with their engines running. Both times, the vehicles remained in that condition for several hours (approximately up to five hours). Observing situations like that raised safety concerns for my family. We also experienced a serious safety issue at the pool area when my wife cut herself on broken glass near/around the pool. In my opinion, common areas—especially around a pool—should be monitored and maintained more carefully. One of the most frustrating operational issues was access to the gate. I was never provided the visors needed to open it, despite requesting them multiple times. My requests were ignored. Ironically, it was not until the first day I submitted my 60-day notice that I was suddenly told the visors had arrived. The washing machine issue in our unit was another serious problem. Washers machines in all the complex were broken almost at the same time for weeks. Regarding the lease termination, the only reason I was able to exit the lease was because my realtor covered the buyout amount of 8000.00 dlls on my behalf. While others may have different experiences, based on what my family and I experienced, I would not recommend this property. In my opinion, it did not provide the level of safety.

Moved in about a year and a half ago, our lease is almost up thankfully. It was really nice at first but soon the issues started surfacing and making themselves known. Once we locked in and the apartments started filling, it was no longer their priority to keep their amenities the same as advertised. The pool and spa area closed earlier and opened later, the clubhouse no longer was 24 hours which really was a nice addition and safe space during nighttime walks. The complementary coffee and tea area no longer provided cups or snacks or water because they cheaped out and didn't want to stock them anymore despite being a huge attraction every morning so now you must bring your own cup which is fine but not exactly useful for a spontaneous stop in to the clubhouse during a walk or while grabbing some mail. The trash compactor and disposal area is always disgusting because they refused to get an extra day of pickup or extra disposal area to keep up with all the resident trash so now we just get a paso e aggressive email and text every week stating how to dispose of trash when it's simply that they don't provide enough disposal space. The bulk trash can for boxes that can't be flattened for the compactor is always locked with a bike lock so nobody can actually dispose of their bulky trash when needed. The compactor tunnel fills quickly and nobody comes to fix it or push it back for a long time so then trash piles onto the sidewalk and it's all just disgusting and preventable if they just cared about maintaining it correctly. Never try to call the office because you will not get though to anyone unless you click the option that you want more leasing information otherwise they just send you to an automated texting service. When you do decide to hit that your looking for leasing information so you can get through to the office, they will answer only 50% of the time. The office is closed randomly without warning or notice. The pool and spa has been closed randomly without notice of closure or reopening estimates. The manager has changed like 3 times since us being here and they all have been very lackluster in response. April the assistant manager just left on Monday and no longer works here but she was the only one that actually helped or knew anything about the apartment and leasing and now she's gone. My husband lost his job in the middle of our lease and we were trying to figure stuff out and have been playing catch up since then but it doesn't help that the apartment complex bleeds you dry with late fees. I understand they're a business but it's also just the most insane late fee policy I've ever come across so you better hope nothing happens while renting here. The maintenance people are the best thing about the apartments as they are the backbone of everything that goes on and anytime we've had trouble with things (which is unfortunately pretty often considering these are brand new apartments) the maintenances crew has always been so helpful and friendly. My kids love them actually and the guys always say hi to them everytime we run into each other or pass each other. The apartments themselves are nice at first glance and walkthrough but quickly after move in, you all notice all the little things like poor building quality, uneven walls, floorboards that have paint splattered on the floor, AC breaks down decently often throughout the complex, the entire place is filled with nats and was built on top of an ant colony that was not properly taken care of prior to building so we've had ant issues in the apartment come and go but the actual property will likely never be free of the ant issue taking over common areas. They have no kid safe areas so not a kid friendly apartment place. The entire place always smells heavily of cigarettes and weed and it travels through vents easily so it affects the insides of the buildings too which is biggest reason we need to move. We have a baby coming one month before we move and I'm already anxious about the smells during that time because they've been so strong lately. Don't rent here
