    My partner and I have lived here for over a year, and unfortunately, the property has steadily declined during that time. I genuinely don’t like leaving negative reviews, but I feel it’s important to share our experience. To start with a positive— the apartment interiors themselves are nice and have a lot of potential. However, nearly every other aspect of the property has become increasingly concerning. The biggest issue is management. There have been repeated problems with basic utilities not being paid. We’ve received notices about the building’s power bill not being paid, which has caused the WiFi to go down multiple times. We’ve also received a notice from the City of Rogers stating that the water bill had not been paid and services could be shut off. These are not one-time incidents—they’ve happened more than once. Additionally, the entire leasing staff has left (the only other good thing about living here. Megan was amazing). Multiple former staff members shared that this was due to not being paid, including reports of paychecks bouncing. As a result, maintenance staff appear to be the only team currently on-site, and they are clearly overwhelmed. There are also ongoing safety and maintenance issues: • Building door locks do not function properly, leaving doors either permanently locked or propped open, which creates both security and cleanliness concerns • Trash management has worsened after a dumpster was removed, leading to constant overflow and debris • Amenities have been neglected or removed, including printers • The golf simulator is broken • The only treadmill has been out of service for over a year • The pickleball court is unusable • Landscaping is poorly maintained, with significant overgrowth This property truly has a lot of potential, which makes the situation even more disappointing. At this point, it feels like a change in management is needed for things to improve.

    I hate to leave bad reviews but it’s one thing after another. We moved in from a different property under the same property management who issued us not one but TWO hot checks for our deposit return. Until we threatened suing for 5x damages did a check finally go though, and this wasn’t a small deposit refund, it was over $1,000.00. While the property itself is beautiful half of the amenities are down or don’t work with no plan to fix them. I thought them letting the lawn care contract lapse was a one off thing, the first couple of times all of the property was a month over grown.. Then monthly instances of the power to where the internet routers are housed being shut off once, which is very inconvenient considering we pay internet WITH OUR RENT and I work from home. Come to find out this is more than likely because they aren’t paying the electric bill for the buildings. (Image below from the Internet provider.) And most recently a notice from Roger’s water utilities that our water is about to be terminated because they are not paying the water bill, which is again, INCLUDED IN OUR RENT. (Image of notice taped to building door.) It is very unfortunate that the property owners seem to be mishandling the large amounts we all pay monthly for rent. The property has amazing potential and the staff is all wonderful. I hope the owners sell to a more responsible and trustworthy management company because this is unacceptable.

    If you need to call about getting some information on a lease good luck getting someone to answer. Also if you schedule a tour that has been approved good luck having the person for the tour actually be there

    Updated March 2026: If you have the option to live elsewhere, I would strongly recommend it. There are rumors that the company that owns Fitzroy may be facing bankruptcy. The leasing staff is no longer on-site, and maintenance is currently managing the front desk. Building security has also declined, as key fobs are no longer functioning properly, leaving doors either locked without access or propped open. Additionally, there have been recurring issues with utilities, including building lights and apartment WiFi going out at the start of the month. Maintenance concerns have also gone unaddressed, such as a treadmill in the gym that has been broken for over a year despite multiple requests for repair. While the apartments themselves are nice and relatively affordable for a “luxury” property, the overall management and maintenance issues make it difficult to recommend in good conscience. I hope to see Fitzroy return to the quality it once had. ________________________________________________ Posted March 2025: I moved across the country recently and was honestly blown away by how helpful and kind Megan, the leasing manager, was. I had so many questions during the process, and she was always super responsive and never made me feel like a bother. She really made the whole move-in process way less stressful—she’s a total Fitzroy angel! Living at Fitzroy Grove has been really comfortable so far. I’m in a standard one-bedroom on the top floor, and I love the high ceilings and how much light comes in. The kitchen is probably my favorite part—the island and backsplash just give it so much personality. A couple small things: one of the treadmills has been unresponsive for a few weeks, but hopefully it’ll be fixed soon! And while I saw past reviews mention issues with dog poop, I’ve actually noticed that’s gotten a lot better. Overall, I’d definitely recommend this place.     Was great until it wasn't. Fridge went out of power due to the breaker on the weekend I was out of town and spoiled everything I had. Pool took forever to get completed and is closed most of the time due to "maintenance". Management is hard to get ahold of. The gyms AC doesn't work. The coffee machine is only running certain hours (so if you have work at 7/8, you can't get any on your way out). The security of the doors always go out and left unlocked. Lots of people are having Amazon locker problems and missing packages. Some people on the top floor apartments have leaky roofs that's been going on for weeks and management is unable to do anything about it. I recently moved out and was charged a whole months rent, and I was told I had to pay it or I'd be charged a late fee and that I'd be reimbursed the difference of the prorated amount. It's been 2 weeks, I've emailed multiple time, called and even went into the office to get it figured out and they said they'd email me back. Haven't heard anything. This place only wants your money and does nothing to help you out. I moved out after my lease was up because all the above and the rent went up by over $400. This is Arkansas, that's outrageous for a 1bd apt. Do not recommend!
