Ended up purchasing a home, but I would love to live here if I was going with an apartment! My tour was wonderful, the leasing agent was very knowledgeable and went above and beyond to show me several different floorplans for my move in date, and kept me in the loop about new availability which I loved. The grounds are clean and well kept, and the other staff I met during my tour were kind and friendly as well. If I'm ever in the market for an apartment again in the future, I will definitely lease here!
Just wanted to take a moment to thank the maintenance team at The Fitzroy Grove, y'all are amazing! Any time I’ve needed something fixed, they’ve responded quickly and taken care of it right away. They’re professional, friendly, and always go the extra mile to make sure everything is working perfectly and that residents are happy. It’s such a relief living somewhere where you can count on things getting done without any hassle. Huge shoutout to the maintenance crew — you guys are the best!

I honestly don’t understand some of the negative reviews on here about The Fitzroy Grove — I absolutely love it here! The community is beautiful, the staff has always been so helpful and very responsive and friendly, and my apartment is modern and well-maintained. The amenities are great, the location is super convenient, the price is very comparable to other local similar properties, and it’s been such a comfortable place to call home. I’ve had nothing but good experiences, and I’m really glad I chose to live here! Thank you, Tanna and Megan in the office, for all of your help! :)
Any positive reviews of this apartment complex are either from people who haven’t lived here long enough to experience the problems, or they’re simply fake. I moved into building 4 when it was brand new, and at first glance, it seemed promising. The apartments were expensive, but I thought the amenities and quality would justify the cost compared to other places in the area. Unfortunately, that couldn’t be further from the truth. Almost immediately, I found myself spending days and weeks fixing and adjusting basic things like cabinets, appliances, door hinges, and plumbing and light fixtures. Even now, years later, the stairwells still have painters tape left over from construction. The stairwell doors slam into the walls and leave holes that get patched but never painted. The interior hallways are water stained and dirty. The common areas, hallways, and elevators regularly smell bad, and they aren’t cleaned often enough to keep up with the problem. The amenities, which were one of the major selling points, have also fallen apart. The pool bathrooms are consistently disgusting, the pickleball court has been unusable for over two years, and the dog park is located in a low-lying spot where it stays flooded or muddy long after it rains. The golf simulator doesn’t work, the gym is poorly maintained with multiple machines broken, and many appliances in shared spaces have either been removed, stolen, or simply stopped working. Even the exterior trash cans have disappeared or been moved. Safety and security are another ongoing issue. Most of the exterior doors to the buildings haven’t worked properly in over a year. They don’t close, they stay propped open, or the key fob readers simply don’t function anymore. Sometimes I literally have to pry the door open just to get in if I’m getting home late and there is no one around. In the early years, the fire alarms would go off for what it seemed like at least once a month, often in the middle of the night with no explanation or announcement. On top of that, power outages occur roughly every month, which means I’m constantly resetting clocks, toggled lights, and other devices. The Wi-Fi itself goes out at least weekly, sometimes for minutes, sometimes for hours, and even when it’s up, it’s unreliable for gaming, streaming, or video calls. It also seems like no insulation or soundproofing was ever put between floors, because I can hear nearly everything my neighbors upstairs do. I feel like I have to walk on my toes just to be a good neighbor. Maintenance issues repeat every year, if not every few months if they get fixed that fast at all. Every end of winter my AC unit fails and the hot water tank closet floods, damaging my drywall. The repairs for this were rushed and sloppy, with paint spilled across my door, floor, and trim. This problem has happened twice already, and I fully expect it to happen again a third time this spring. The temporary AC unit they provided leaked as well, ruining and warping my rug. I had to lockpick the locked closet door just to monitor whenever it does leak because I still get condensation spilling from the unit above down into my unit. The management office is unresponsive. Calls are rarely answered, voicemails go unchecked, and when I finally do speak to staff in person, they usually have no recollection of any message or request I’ve made or have just forgotten to get around to it. Meanwhile, the property itself shows the neglect everywhere you look: dirty hallways, stained stairwells, unkept common areas, and pet waste scattered around the complex. Trash pickup often forgets to collect my trash in the halls. I also would have expected any discounts or reimbursements due to all these issues that affect what I’m paying for. I have not. I believe the apartment has gone through many staff or management changes and it has only got worse. It used to be so nice. Do not live here. There are many better places to go.

I believe reviews are most helpful when written by people who have lived at a property for more than a few months. I resided at The Fitzroy Grove for three years, so here is my honest experience.
The positives first: the neighbors are wonderful, and there is a great sense of community built entirely through residents’ efforts, with little to no support from the property management team. There was a period where attempts were made but there was no bi-monthly/monthly consistency as originally promised. Ironically, this is supposed to be one of the property’s selling points. The location itself is excellent, with quick access to the interstate, plenty of shops and restaurants within five minutes, and nice walking trails nearby. You will also catch some pretty amazing sunsets as evident by my profile pic.
Unfortunately, everything else changed for the worse after Lurin Property Management, a company based in Dallas, purchased the property in 2023. Lurin has since removed Fitzroy Grove from its property list, but the Fitzroy’s main building is still pictured on their website, confirming the connection. Since that purchase, the property has gone downhill drastically.
The rent is far too high for what you get. I was paying nearly $1,700 a month for a one-bedroom, and I now pay about $400 less elsewhere for a larger apartment with far more peace of mind. Residents also dealt with monthly power shut-offs in areas not directly covered by individual utility bills. The management team is severely understaffed and has even been rumored to have payroll issues, which explains why basic day-to-day functions are often neglected.
Amenities and upkeep are practically nonexistent. The gym equipment is not serviced nearly as often as it should be for a complex this large, and various machines that require subscriptions have not been renewed in well over a year, leaving them useless. Hallways and common areas are rarely cleaned, and repairs take ages. Pet waste is everywhere, and instead of solving the problem, management asked residents to report each other, offering rent credit for catching neighbors not picking up after their dogs. That alone shows the security cameras don’t work, or are such poor quality they’re pointless. Call boxes for buildings were never installed, making deliveries outside of the Amazon Hub more difficult. Key fob entry points haven’t worked in months, elevators are unreliable, and community events were rare even before the financial problems began.
Even the “included” WiFi constantly goes out, with management never offering any discounts or addressing the issue directly. Worst of all, safety is becoming a real concern. When corporate fails to pay certain bills, even the safety lights on the generator go out, leaving the hallways pitch black. Combined with broken entry points, anyone could be inside and residents would have no idea.
What used to be a wonderful place to live has been run down by mismanagement and neglect. It was never luxury living but it was nice. I’ve never seen a place go down so quickly. There is so much more that I’d like to add but I think this review is long enough. Until there is a complete change in ownership or major improvements are made, I cannot recommend living at The Fitzroy Grove.
