I’ve lived here for over a year, and unfortunately my experience has been very disappointing. The walls are extremely thin.. I can hear my neighbors walking, dropping things, yelling, and even when they drain their bathtub. Privacy and noise control are basically nonexistent.
Maintenance and overall quality have also been major issues since moving in. The dishwasher was not hooked up properly when we moved in, bathroom drawers fell apart from simply opening them, and the tub coating has gradually peeled off, leaving the tub looking dirty and worn despite regular cleaning. The shower head was also installed incorrectly and leaks water from the pipe.
Most concerning is ongoing water leakage. In the video I’ve provided, you can clearly see water pouring down into the common walkway area, which raises concerns about safety, water damage, and lack of proper repairs.
Additionally, the mailboxes are broken and unsecured. Every time I check my mail, my mailbox is already wide open and cannot be locked back. The entire mailbox unit can easily be accessed, exposing residents’ personal mail. Mail security is a basic legal and safety expectation, and this lack of secure mailboxes is extremely concerning.
For the amount paid in rent, I expected much better construction quality, upkeep, and attention to maintenance issues. I hope management takes these concerns seriously and makes necessary improvements.
Truly horrible experience living here. They way the treat residents is abominable. Shortly after I moved in my A/C stopped working. It was upwards of 90 degrees in my unit. I had to get and install my own window unit and paid an electric bill over $500/month. Initially they said they would fix it and reimburse me but that never happened. The repair company told me what was needed, the property manager told me that it was too expensive and they wouldn’t repair, despite this being illegal as well as a violation of the lease agreement. After several months I terminated my lease under the failure to repair provision. I provided notice as required, left the unit clean, turned in my keys and left a forwarding address. They closed my online account within days but apparently charged me an early termination fee as well as additional utilities. They never sent me an invoice or an email. I didn’t know about it until it was sent to collections. I fought it for years but was unable to get it removed from my report and ended up paying it off as I was unable to find a lawyer to take the case given how Arkansas law is written in favor of landlords.
I also witnessed a neighbor’s unit flood with 4-5” of water covering the entire floor of the unit and power being turned off to the unit. She was told her unit was livable and had to pay rent. This poor lady was elderly and going through chemo for cancer. She couldn’t afford rent as well as to move to another apartment on top of her medical treatments.
There was also a gang shooting at this community while I lived there. It was on a weekday afternoon while children were coming home from school.
The layouts and price may look attractive but you will end up paying far more in the end. Horrible people, horrible management, dirty property.
