Usually Apts give a 5 day grace period for paying rent. Arbor point said nope! They said the residents were being given a huge injustice by 5 days and they cut to 3 days. This sign is the first thing you read leaving and coming back for 3 days. They have weaponized the pool. Was closed most of the summer for either the chemicals were not right or someone made the office mad and POOL CLOSED! I was just lying in the sun and it was unlocked and I had thoughts of getting in the pool. Nope they sent the maintenance guy to perform a bar bouncing job. I said I'm just laying in sun alone and told of my plans to not swim. I spoke with the office and guess what? I was kicked out of laying in a chair maybe for 2 hours. Absolutely not. She screamed if the health department caught me laying out, fines and possibly pool closing for summer. I called and asked health department enforcement management and he said no that wasn't true at all. Pool didn't open till a week and a half past memorial day. Office said it needed cleaning. I told her you had since last labor to get it ready! Dog poop. Got a notification saying they'll they were going to DNA test the leavings of the dogs that live there? How silly is that! Renters rights need to be established in Arkansas. We are the only state in America who just won't protect renters. I did a little digging in public records and a majority of our local law makers at the capital in Little rock are, you guessed it, landlords, multi property owners. So that's why we get mold and bugs and mice and rent goes up with barely a notification. If enough ppl started a petition for a change in renters rights with all the FOIA from public records of our multi property landlords/ lawmakers and ask them in public on record why are we the last hold out of a better life as a renter goes. It's a simple question that's avoided by your state learders I suppose that we voted for. On average a mortgage payment is $450.00 to as high as you can pay. It's $1200.00 to $1400.00 for renters monthly? The don't report it to credit bureaus but will try and sue you backwards for breaking a contract of adhesion with them. Look it up and it will explain the one sided contract you can't negotiate or anything. So that's my review and I hope it's informative and a good read. BeWell... it's come to my attention that we pay $6.75 for a letter being mailed from OEI Energy company. They sub meter water gas and electricity in most buildings. We can't give management our rent checks so we go through Rent Cafe. When I log in to the portal a breakdown of the billing is already there just waiting to be paid. Their service fee is $4.40 monthly. So I'm list on why I'm paying some company in Florida over $6.00 a month and then to pay thru Rent Cafe the amount of everything broken down plus their fee. I don't believe anyone here wants to pay 2 fee's for the exact amount on the mail out bill if it ever gets to my mailbox.. Arbor point leases the washers/dryers from a local company. They have 2 lease options. The Apts pay a flat fee and have the keys to the castle to get money out of the machine. Or the lease company will take a percentage is option 2. Arbor point went with option 1 and charge $10.00 for a plastic card that you have to deposit money on to to use it. Yes that $10.00 fee for a plastic nothing card can't be used to do your laundry. They charge a fee for the gas and water and electricity that you need to have to wash clothes. That should come out of the $2.75 to wash and $2.50 to dry. They incorporate those utilities right into everyone's rent. So your paying their utility bill and your laundry bill as well. Arlington Properties has purchased a few complexes in Little rock and my friends that live in those properties say it's bad but nothing like Arbor point at Hillcrest. You can put lipstick on a pig but it's still horrible unsettling management. The people skills portion of the apartment management skills training was completely out of their league because they abuse it backwards. Crazy rude non responsive.
