Other than randomly sending out rice paper thin newsletters, fining select people for random infractions, and organizing a less than half acre of communal land to be mowed for $13,000 while charging us $300 in fees, I have no idea what they do. Our original dues were $45. A year later they jumped to $300. If you contact them, they blame you/your neighbors, skirt around your questions, or flat out avoid answering you.

Working with Hughes Properties has been nothing short of frustrating. Their approach to HOA management feels unfair and inconsiderate. They choose to do their neighborhood “tours” right after days of heavy rain, when yards are naturally at their worst. Instead of taking weather conditions into account, they immediately send out violation notices.
What makes it even more frustrating is that when you try to explain or provide proof that you already have a weed treatment plan in place, they still charge you. It feels less like they are trying to maintain the neighborhood and more like they are looking for reasons to penalize residents.
A management company should work with homeowners, not against them, and unfortunately Hughes Properties has shown me the opposite. At this point, I wouldn’t buy a house with their management even if it was my dream home.
Not to mention we pay $300 dollars for lousy lawn care of community land that is equal to far less than an acre of land.

Hughes Properties is the best community/homeowners board management company that I have been involved with. I have been on several homeowner boards through my years and can tell you from personal experience homeowners trying to "govern" their neighbors and keep neighbors within the covenants does not work. Hughes is professional and has been outstanding in helping our board with legal, covenant, property, tax and other issues our homeowner/property board has faced. Well worth the investment for your community!
