I’m sharing this to warn anyone considering renting from Southern Pines Tiny Home Community , based on our firsthand experience living there.
From the very beginning, issues were constant and unresolved. When we moved in, the floors were covered in glue to the point that we had to get on our hands and knees and scrub multiple times before we could even move our belongings in. The property tour took place while the area was still an active construction zone, and many amenities listed online; walking trails, dog areas, etc, simply did not exist.
Maintenance requests routinely took weeks, if they were addressed at all, and most issues were never fully fixed. The doors were not sealed properly, pest control was essentially nonexistent until Aj texted her SEVERAL times about the german roaches and mosquitos coming in so instead lnstead of hiring a pest control company she sent her son out to spray just the porch area, & we could not run the washer without turning off all power to the unit because it would trip the breaker. This was especially difficult as I worked in a hospital and had to wash scrubs daily.
Our lease stated we paid $250/week with all utilities included (except Wi-Fi) when we moved in during the first week of March 2025. Within a few months, the landlord, Candy, sent mass text messages changing the agreement stating tenants were now responsible for electricity, with Southern Pines only covering up to $100 without a new contract or tenant consent. We were also the only unit to receive a power bill, despite frequent power shutoffs in the unit.
Later, we received messages stating that if rent wasn’t paid by certain times, late fees would apply, doors would be locked regardless of pets inside, and belongings would be removed, again, all communicated via text.
Any concerns we raised whether about neighbors, people trespassing on the property, mail delivery, sprinklers, etc, were met with “call the police,” as management claimed it wasn’t their responsibility. For 8 months, we were unable to reliably receive mail or packages.
In the final months, conditions became unlivable. The AC flooded our bedroom and kitchen over 8 times, to the point where I kept a bowl under the leak. Then the toilet began flooding daily, with water seeping up through the vinyl flooring.(Im assuming it was the toilet, however the toliet bowl, back housing, and water source were all dry) We dealt with constant moisture, water damage, algae, and mold around windows and floors.
Other issues included:
• Breaker Panel had NO inspection sticker
• Floors that never truly came clean
• A stove bent in the middle, making cooking nearly impossible
• Water intrusion through window seals
• Repeated unanswered calls and messages
• Similar complaints shared by other tenants
What started as an exciting first-time tiny home experience turned into one of the most stressful and frustrating living situations we’ve ever had. In all the places I’ve rented, I’ve never dealt with a landlord who showed such little concern for tenant safety, habitability, or communication.
Im sharing our story as well so no young couples get behind in life due to this place like we did.
My first time living in a tiny home and I loved it! Southern Pines Tiny Homes is cozy, peaceful, and has everything you need. The space is super comfortable, and the people in the neighborhood were cool, Definitely recommend!

I genuinely love living in the Southern Pines Tiny Homes. I’ve felt comfortable and happy here from the start. Communication with the landlord has been great, and I’ve had no issues with my home or the property. Any minor issues were fixed same day or next day! Rent is also very reasonably priced with power and water included. It’s been a positive experience overall, and I’m glad I chose to live here. We really have our own little community ❤️

For over $1,200/month, these “luxury” tiny homes were poorly maintained and inadequately managed. We also discovered the property was listed for sale without tenants being informed, resulting in random people showing up at all hours to view the property. The property clean up didn’t start until about two weeks ago when different rental companies came to pick up their property (portapotty, industrial dumpster, etc).
I’m sharing this so others can make an informed decision. If you choose to rent here, please be cautious and ask very detailed questions beforehand.

I just visited these home and they are very nice for a starter home. Very spacious to be tiny homes. And they ladies are just getting started but going to be even beautiful when they finish the nice pond for scenery and adding more Homes. Great job ladies of the Southern Pines
